HomeMy WebLinkAbout1986-1651 - Ordinance - 05/22/1986ORDINANCE NO. 1651 AN ORDINANCE REZONING TWO (2) TRACTS OF LAND, EACH BEING ONE ACRE IN SIZE, BOTH LYING AND BEING SITUATED IN THE RICHARD CARTER LEAGUE, ABSTRACT NO. 8, COLLEGE STATION, BRAZOS COUNTY, TEXAS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS IN THE BODY OF THIS ORDINANCE, FROM DISTRICT R-6 APARTMENT BUILDINGS/HiGH DENSTTY TO DISTRICT C-N NEIGHBORHOOD BUSINESS. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Council held s public hearing st 7:00 P.M. on May 22, 1986 on the question of areas within tho c~ty limits; mn the City Hall AND, WHEREAS, the City Counctl has determined the following' To rezone or change the classification of the following two (2) tracts of land' TRACT NO. 1 Being alt that c.rtain 1.00 acre tract or parcel of land, lying and being situated tn the Richard Carter League, Abstract No. 8, College Station, Brazos County, Texas, and being a portion of Timber Ridge Addition, Third Installment, as recorded in Volume 426, Page 431 of the Deed Records of Brazos County, Texss, ssid 1.00 acre tract being more particularly described by metes and bounds as follows: BEGINNING at the east corner of said Timber Rtdge Addition, Installment, said corner being also the intersection of the southwest right-of-way ltne of Rhett Butler Drive and the northwest r~ght-of-way line of State Highway No. 30; Third THENCE S 45°41'30" W for a dtstance of 188.98 feet wmth satd State Highway No. 30 rtgbt-of-wsy ltne to a potnt for corner; THENCE N 44'18'30' W for a distance of 226.30 feet with an tnterior southwest line of said Timber Ridge Addition, Third Installment to a point for corner'; THENCE N 45°41'30" g for a dtstance of 207.95 feet to a point tn the southwest rmght-of-way ltne of Rhett Butler Drtve, said point being also the beginning of s curve to the left; THENCE tn a southeasterly dtrection along the arc of said curve, having a central angle of 17°04'51'', a radius of 430.00 feet and a chord which bears S 35°46'05'' E for a d~stsnce of 127.72 feet, to s point for cad of sand ~urve: Ordinance No. 1651 THENCE S 44°18'30" E for a distance of 100.00 feet with said southwest right-of-way ltue of Rhett Butler Drive to the PLACE OF BEGINNING, and containing 1.00 acres of land, more or less, from District R-6 Apartment Buildings/High Density to C-N Neighborhood Business. TRACT NO. 2 Being all that certain l.O0 acre tract or parcel of land, lying and being situated ~n the Richard Carter League, Abstract No. 8, College Station, Brazos County, Texas, and being a portion of Timber Ridge Addition, Third Installment, as recorded in Volume 426, Page 431 of the Deed Records of Brazos County, Texas, said 1.00 acre tract being more particularly described by metes and bounds as follows: COMMENCING at the easl corner of said Timber Ridge Addition, Third Installment, said corner being also the intersection of southwest right-of-way line of Rhett Butler Drive and the northwest right-of-way line of State Righway No. 30; the THENCE S 45°41'30" W for a distance of 188.98 feel with said State Highway No. 30 right-of-way line to a point for corner; THENCE N 44'18'30" W for a distance of 226.30 feet with an interior southwest line of said Timber Ridge Addition, Third Installment to the PLACE OF BEGINNING; TRENCE N 44°18'30" W for a distance of 174.69 feet to a point for THENCE N 45'41'30' R for a distance of 302.63 feet to a point in the southwest right-of-way l~ne of Rhett Butler Drive; THENCE S 10°45'00'' E for a distance of 75.95 feet w~th said right-of-way line to a point for beginning of a curve to the left, THENCE in a southeasterly directxon along the arc of said curve, having a c~ntral angle of 16'28'39", a radius of 430.00 feet and a chord which bears S 18'59'19" E for a distance of 123.24 feet, to a point for end of sa~d curve and corner; 2 Ordinance No. 1651 THENCE S 45°4]'30'* W for a d~stance of 207.95 f.et Lo the PLACE OF BEGINNING, and containing 1.00 acre of land, more or- lass, from District R-6 Apartment Buildings~High Density to District C-N Natghborhood Business.
