AN ORDINANCE REZONING A 41.58 ACRE TRACT AND PARCEL OF LAND,
LYING AND BEING SITUATED IN THE MORGAN RECTOR LEAGUE,
ABSTRACT NO. 46, COLLEGE STATION, BRAZOS COUNTY, TEXAS, AND
BEING A PORTION OUT OF THAT SAME 300.00 ACRE TRACT CONVEYED
FROM ALLEN SWOBODA, TRUSTEE, TO HALDEC, INC., AS DESCRIBED
BY DEED RECORDED IN VOLUME 394, PAGE ?66 OF THE DEED RECORDS
OF BRAZOS COUNTY, TEXAS, SAID 41.58 ACRE TRACT BEING MORE
PARTICULARLY DESCRIBED IN THE BODY OF THIS ORDINANCE, FROM
A-O AGRICULTURAL OPEN TO R-lA 8INGLE FAMILY RESIDENTIAL.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE
STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City
Hall at 7:00 P.M. on Thursday, August 9, 1990, on the
question of rezoning certain areas within the City Limits:
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of an 41.58 acre
tract or parcel of land, lying and being situated in the
Morgan Rector League, Abstract No. 46, College Station,
Brazos County, Texas, and being a portion out of that same
300.00 acre tract conveyed form Allen Swoboda, Trustee, to
Haldec, Inc., as described by deed recorded in Volume 394,
Page 766 of the Deed Records of Brazos County, Texas, said
41.58 acre tract being more particularly described as
follows:
BEGINNING at the west corner of Lot 1, Block Four, Emerald
Forest Phase Six, as shown by plat recorded in Volume 530,
Page 665 of the Deed Records of Brazos county, Texas, and
lying In the east rlqht-of-way line of Appomattox Drive.
THENCE S 86 degrees 14' 12" W for a distance of 7D.O0 feet
with the northwest line of said Emerald Forest Phase Six to
a point for corner in the west right-of-way line of
Appomattox Drive, and being the beginning of a curve to the
right, said curve being the right-of-way line of the
proposed extension of Appomattox Drive.
THENCE in a northeasterly direction for a distance of 235.31
feet along the arc of said curve (Curve data: central angle
= 09 degrees 35' 02", radius ~ 1406.79 feet, the tangent =
117.93 feet, the chord bears N 01 degrees Ol' 43" E for a
distance of 235.04 feet) to a point for end of said curve.
THENCE N 05 degrees 49' 14" E for a distance of 100.73 feet
with said proposed right-of-way line to a point for
beginning of a curve to the left. o"
THENCE in a northeasterly direction for a distance of 225.07
feet along the arc of said curve (Curve data= central angle
= 07 degrees 31' 49", radius = 1712.48 feet, tangent ~
112.70 feet, the chord bears N 02 degrees 03' 19" E for a
distance of 224.91 feet) to a point for end of said curve.
THENCE N 01 degrees 42' 35" W for a distance of 160.00 feet
with said proposed right-of-way line to a point for
beginning of a curve to the left.
THENCE in a northwesterly direction for a distance of 168.04
feet along the arc of said curve (Curve data= central angle
= 03 degrees 14' 50", radius = 2965.00 feet, tangent = 84.04
feet, the chord bears N 03 degrees 20' 00" W for a distance
of 168.02 feet) to a point for end of said curve.
THENCE N 04 degrees 57' 25" W for a distance of 247.56 feet
with said proposed right-of-way line to a point for corner.
THENCE S 51 degrees 02' 12" W for a distance of 1078.45 feet
to a point for corner.
THENCE N 48 degrees 15' 34" W for a distance of 1138.35 feet
to a point for the west corner of said 300.00 acre tract.
THENCE N 41 degrees 54' 39" E for a distance of 1440.00 feet
with the northwest line of said 300.00 acre tract to a point
for corner in the proposed extension of the right-of-way of
Appomattox Drive.

THENCE S 04 degrees 57' 25" E for a distance of 287.79 feet
with said proposed right-of-way line to a point for
beginning of a curve to the right.
THENCE In a southeasterly direction for a distance of 172.01
feet along the arc of said curve (Curve data= central angle
= 03 degrees 14' 50", radius = 3035.00 feet, tangent = 86.03
feet, the chord bears S 03 degrees 20' 00" E for a distance
of 171.98 feet) to a point for end of said curve.
THENCE 5 01 degrees 42' 35" E for a distance of 160.00
with said proposed right-of-way line to a point for
beginning of a curve to the right.
