ROBERTSON SURVEY, ABSTRACT NO. 202, IN COLLEGE STATION, BRAZOS COUNTY, TEXAS, FROM A--O AGRICULTURE-OPEN SPACE TO R-I SINGLE FAMILY RESI- DENTIAL. WHEREAS, on July 20, 1994, the City Council of the City of College Station convened and pursuant to notices proscribed by law held a public hearing w~th regard to the application for the rezoning of Tract 3, a 26.24 acre tract or parcel of land lying and being s~tuated in the S W Robertson Survey, Abstract No 202, in College Station, Brazos County, Texas, being a part of that 1152.60 acre tract conveyed to Pebble Creek Development Company by deed recorded in Volume 1671, Page 276 of the Official Records of Brazos County, Texas, and being more particularly described as follows: Beginning in the southwest line of that 27 29 acre tract conveyed to the City of CollegeStstlon, Texas, by deed recorded m Volume 1029, Page 13 of the Official Records of Brezos County, Texas, $ 39' 34' 29' E - 365 58 feet from the intersection of said southwest line and the southeast line of Spearman Drive, Thence S 39° 34' 2g" E - 687 39 feet along the southwest line of the said C~ty of College Station 27.29 acre tract to the most easterly comer of this tract; Thence through the said Pebble Creek Development Company tract as follows $ 58° 25' 31' W - 904 43 feet to the City Limits line, S 63' 27' 22" W - 746.44 feet along the said City Lim~ts line to the most south- erly comer of tbis tract, N 15° 27' 21" W - 89.67 feet; N 39° 34' 29" W - 508 26 feet; N 46° 11 ' 43" W - 54.91 feet Io the most westedy comer of this tract; N 62° 02' 11" E - 322.94 feet, N 50° 25' 31" E - 1122.10 feet; N 76° 44' 24" E - 181.73 feet to the Point of Beginning and containing 26.24 acres of land more or less WHEREAS, the above-described property is currently zoned A-O Agricultural- Open Space and the current use is vacant land; WHEREAS, the owner of the above, described property, Pebble Creek Develop- ment Company, has applied for the rezoning of the above-described property to R-1 Residential zoning, WHEREAS the City Council of the City of College Station, Texas, heard evidence that the proposed zoning change is in conformity with the City's Comprehensive Plan; WHEREAS, the City Council of the City of College Station Texas heard evidence as to the location of the property in southern College Station; WHEREAS, evidence was presented that this area of College Station is rapidly developing, Ordinance No. 2077 Page 2 WHEREAS, evidence was presented that the proposed use of the property as single famdy residential will satisfy some of the demand for single family housing in this area; and WHEREAS, the City Council of the C~ty of College Station, Texas has concluded that the development taking place in the southern part of the City is a changed condition that makes the subject property more suited to single famdy residential use; NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS, that the above-described property is hereby rezoned from A-O Agricultural-Open Space to R-1 S~ngle Famdy Residential, effective immediately.
