BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on Thursday, February 25 -, 1982 on the question of rezoning certain areas within the city limits; AND, WHEREAS, the City Council has determined the following: To rezone or change the classification of the following two (2) tracts of land all lying and being situated in the Morgan Rector League in College Station, Brazos County, Texas and being more fully described by metes and bounds as follows: TRACT NO. 1: Being a 16.82 acre tract or parcel of land lying and being situated in the Morgan Rector League, Abstract 46, Brazos County, Texas and being more particularly described as follows: BEGINNING at the east corner of Lot 15, Block One Emerald Forest Phase 3 an addition to the City of College Station, Texas same lying on the northwest right -of -way line of Sebesta Road; THENCE N 42 19' 34" E along the said northwest right -of -way line of Sebesta Road for a distance of 1303.09 feet to an iron rod for corner; THENCE N 47 40' 26" W for a distance of 10.00 feet to the beginning of a curve concave to the north; THENCE southwesterly along said curve for an arc distance of 31.42 feet to the end of said curve, (Curve Data: Central angle = 90 00' 00 ", Radius = 20.00 feet, Tangent = 20.00 feet, the chord bears S 87 19' 34" W for a distance of 28.28 feet); THENCE N 47 40' 26" W for a distance of 355.04 feet to the beginning of a curve to the right; THENCE northerly along said curve for an arc distance of 31.42 feet to the end of said curve, (Curve Data: Central angle = 90 00' 00 ", Radius = 20.00 feet, Tangent = 20.00 feet, the chord bears N 02 40' 26' W for a distance of 28.28 feet); THENCE N 42 19' 34" E for a distance of 21.59 feet to an iron rod for corner; THENCE N 58 20' 35" W for a distance of 50.88 feet to an iron rod for corner; THENCE N 47 40' 26" W for a distance of 140.00 feet to an iron rod for corner; THENCE S 42 19' 34" W for a distance of 43.00 feet to the beginning of a curve to the right; VAW THENCE southwesterly along said curve to the right for an arc distance of 445.65 feet to the end of said curve, (Curve Data: Central angle = 24 26' 03 ", Radius = 1045.00 feet, Tangent = 226.26 feet, the chord bears S 54 32' 36" W for a distance of 4A 28 feet); ORDINANCE NO. 1343 Page 2 THENCE S 66 45' 37" W for a distance of 205.87 feet to an iron rod for corner; THENCE S 12 51' 35" W for a distance of 203.01 feet to an iron rod for corner; THENCE S 09 48' 16" E for a distance of 204.61 feet to an iron rod for corner; THENCE S 02 59' 50" W for a distance of 288.00 feet to an iron rod for corner; THENCE S 43 11' 38" E for a distance of 48.67 feet to an iron rod for corner; THENCE S 34 06' 26" E for a distance of 77.52 feet to an iron rod for corner; THENCE S 20 35' 11" E for a distance of 93.21 feet to an iron rod for corner; THENCE S 27 53' 58" E for a distance of 92.93 feet to an iron rod for corner; THENCE S 06 05' 43" E for a distance of 47.55 feet to the PLACE OF BEGINNING and containing 16.82 acres of land more or less from Agricultural Open Space District A -0 to Single Family Residential District R -1.
