AN ORDINANCE REZONING 87.07 ACRES OF A 111.49 ACRE TRACT OF LAND LYING AND BEING
SITUATED IN THE MORGAN RECTOR LEAGUE, TRACT 64 , BRAZOS COUNTY, TEXAS FROM SINGLE
FAMILY DISTRICT R -1 TO TOWNHOUSE-ROWHOUSE DISTRICT R -3, APARTMENT /MEDIUM DENSITY
DISTRICT R -5, ADMINISTRATIVE PROFESSIONAL DISTRICT A -P, AND GENERAL COMMERCIAL
DISTRICT C -1.
BE IT ORDAINED BY THE CITY COUNCIL, CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 p.m. on
December 10, 1981, on the question of rezoning certain areas within the city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of the following five (5) tracts of land, all
lying and being situated in the Morgan Rector League in College Station, Brazos County,
Texas and being part of a 205 acre tract conveyed by Lydia Boriskie to Brentwood, Inc.,
and being more fully described by metes and bounds as follows:
TRACT NO.
Being a 17.00 acre tract or parcel of land lying and being situated in the Morgan
Rector Survey, Abstract No. 46, Brazos County, Texas, and being part of a 205 acre
tract conveyed by Lydia Boriskie to Brentwood, Inc., and more particularly described
as follows:
BEGINNING at a point in the northwest right-of -way line of Southwest Parkway
located N 42° 04' 05" E 1886.87 feet from the northwest right -of -way line of Dartmouth
Drive;
THENCE N 47 55' 55" W for a distance of 960.25 feet and corner;
THENCE N 42 04' 05" E for a distance of 771.17 feet and corner;
THENCE S 47 55' 55" E for a distance of 960.25 feet and corner in the northwest
right -of -way line of Southwest Parkway;
THENCE S 42 04' 05" W along said northwest right -of -way line of Southwest
Parkway for a distance of 771.17 feet to the PLACE OF BEGINNING containing 17.00 acres
of land more or less from Single Family Residential District R -1 to Administrative/
Professional District A -P.
TRACT NO 2:
Being a 8.21 acre tract or parcel of land lying and being situated in the Morgan
Rector Survey, Abstract No. 46, Brazos County, Texas, and being part of a 205 acre
tract conveyed by Lydia Boriskie to Brentwood, Inc., and more particularly described
as follows:
BEGINNING at a point in the northwest right -of -way line of Southwest Parkway
located 1503 .03 feet from the northeast right -of -way line of Dartmouth Drive:
THENCE N 47 55' 55" W for a distance of 941.87 feet and corner;
THENCE N 35° 15' 26 E for a distance of 115.05 feet to the beginning of a curve
to the right having a radius of 670.80 feet;
THENCE in a northeast direction along said curve to the right for an arc length
of 114.71 feet to the end of this curve, the chord bears N 40° 09' 22" E d�bret;

THENCE N 47 57' 06" W for a distance of 0.91 feet and corner;
THENCE N 42 04' 05" E for a distance of 145.10 feet and corner;
THENCE S 47 55' 55" E for a distance of 960.25 feet and corner in the northwest
right -of -way line of Southwest Parkway;
THENCE S 42 04' 05" W for a distance of 373.84 feet to the Place of containing
8.21 acres of land more or less from Single Family Residential District R -1 to
Apartment /Medium Density District R -5.

Being a 17.70 acre tract or parcel of land lying and being situated in the Morgan
Rector Survey, Abstract 46, Brazos County, Texas, and being part of a 205 acre tract
conveyed by Lydia Boriskie to Brentwood, Inc., and more particularly described as
follows:
From the intersection of the northeast right -of -way line of Dartmouth Drive with
the northwest right -of -way line of Southwest Parkway Drive, measure N 42° 04' 05"
E along said northwest right -of -way of Southwest Parkway 2650.04 feet and N 47° 55' 55"
W 960.25 feet to the PLACE OF BEGINNING for this 17.70 acre tract;

follows:
BEGINNING at a point in the northwest right -of -way line of Southwest Parkway
located N 42° 04' 05" E 1072.66 feet from the northeast right -of -way line of Dartmouth
Drive;

THENCE N 28 O1' 48" E for a distance of 28.87 feet to the beginning of a curve to
the right having a radius of 600.00 feet;
THENCE in a northeast direction along said curve to the right for an arc distance
of 75.68 feet to the end of this curve, the chord bears N 31 38' 37" E 75.63 feet;
THENCE N 35 15' 26" E for a distance of 147.06 feet and corner;
THENCE S 47 55' 55" E for a distance of 941.87 feet and corner in the northwest
right -of -way line of Southwest Parkway;

THENCE S 42 04' 05" W continue along said northwest right -of -way line of Southwest
Parkway for a distance of 506.32 feet to the PLACE OF BEGINNING containing 35.16 acres
of land more or less from Single Family Residential District R -1 to General Commercial
District C -1.
And, it is ordained that said changes shall become effective immediately.
