AN ORDINANCE REZONING A 3.05 ACRE TRACT IN THE MORGAN RECTOR LEAGUE, COLLEGE
STATION, BRAZOS COUNTY, TEXAS FROM SINGLE FAMILY DISTRICT R -1 TO TOWNHOUSE
DISTRICT R -3.
BE IT ORDAINED by the City Council of the City of College Station, Texas:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 p.m.
on Thursday, June 11, 1981 on the question of rezoning areas within the city
limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of a 3.05 acre tract or parcel of land
in the Morgan Rector League, College Station, Brazos County, Texas as conveyed
to Raintree Development Joint Venture by Property Investments Joint Venture
No. 1, by deed recorded in Volume 367, page 61 of the deed records of
Brazos County, Texas, and being more fully described by metes and bounds as
follows:
BEGINNING at the southwest corner of Lot 1, Block 6, Raintree Section 4, a
duly recorded plat in the deed records of Brazos County, Texas at Volume 367,
page 61, said corner also lying in the north right -of -way line of Wilderness
Drive;
THENCE, south along a curve to the left, said curve having the following data:
radius = A25 feet, tangent = 40.87 feet, delta = 14 20' 05 ", the chord
bears 510 33 '00" W for a distance of 81.10 feet, to the end of said curve;
THENCE, S 12 23' 05" W for a distance of 29.62 feet for a corner;
THENCE, N 39 29' 47" W along the northeast boundary of the Gulf States and
Exxon utility easement for a distance of 885.69 feet to a point for a corner;
THENCE, S 47 55 ' 12" E for a distance of 683.48 feet to a point for a corner,
said corner also lying in the northern boundary of Lot 2, Block 6, Raintree
Section 4;
THENCE, S 42 31' 25" W along the northern boundary of Block 6 of Raintree
Section 4 for a distance of 127.96 feet to a point for a corner, said corner
also being the northwest corner of Lot 1, Block 6, Raintree Section 4;
THENCE, S 39 29' 46" E for a distance of 148.73 feet along the west boundary
of Lot 1, Block 6, Raintree Section 4 to the POINT OF BEGINNING and containing
3.05 acres of land, more or less from Single Family District R -1 to Townhouse
District R -3.
