AN ORDINANCE REZONING A 99.19 ACRE TRACT OF LAND LYING IN THE CRAWFORD BURNETT
LEAGUE IN COLLEGE STATION, BRAZOS COUNTY, TEXAS, BEING A PART OF A 285.32 ACRE
TRACT CONVEYED TO SOUTHWOOD VALLEY, INC. BY DEED RECORDED IN VOLUME 378, PAGE
224 OF THE DEED RECORDS OF BRAZOS COUNTY, TEXAS, AND BEING MORE PARTICULARLY
DESCRIBED BY METES AND BOUNDS IN THE BODY OF THIS ORDINANCE FROM DUPLEX DISTRICT
R -2 AND AGRICULTURAL /OPEN DISTRICT A -0 TO APARTMENT BUILDING DISTRICT R -4.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M.,
on Thursday, March 12, 1981 on the question of rezoning certain areas within the
city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of a 99.19 acre tract of land lying and
being situated in the Crawford Burnett League in College Station, Brazos County,
Texas, being a part of that 285.32 acre tract conveyed to Southwood Valley, Inc.
by deed recorded in Volume 378, page 224 of the Deed Records of Brazos County,
Texas and being more particularly described as follows:
BEGINNING at the most southerly corner of the said 285.32 acre tract in the
northeast line of Wellborn Road.
THENCE N 42 0 08'25" E -- 2,872.85 feet along the southeast line of the said
285.32 acre tract;
THENCE N 47 0 51'35" W -- 1,317.80 feet through the said 285.32 acre tract;
THENCE N 41 0 52'17" W -- 875.00 feet, continuing through the said 285.32 acre
tract, to the southeast line of that tract zoned R -5 by Ordinance No. 1236 of
the City of College Station, Texas;
THENCE S 48 0 07'43" W -- 436.93 feet along the southeast line of the said R -5
zoned tract to a southwest line of the said 285.32 acre tract;
THENCE S 39 0 55'34" E -- 471.17 feet along said southwest line to a fence corner;
THENCE S 48 0 5239" W -- 498.72 feet along a northwest line of the said 285.32
acre tract to a fence corner;
THENCE S 47 0 54'37" E -- 288.76 feet along a southwest line of the said 285.32
acre tract to a fence corner;
THENCE S 42 0 42'27" W -- 1,444.40 feet along a northwest line of the said 285.32
acre tract to a fence corner;
THENCE S 47 0 02'53" E -- 1,050.00 feet through the said 285.32 acre tract;
THENCE S 42 0 57'07" W -- 503.18 feet continuing through the said 285.32 acre
tract to the northeast line of Wellborn Road;
THENCE S 47 0 02'53" E -- 508.27 feet along the northeast line of Wellborn Road to
the POINT OF BEGINNING and containing 99.19 acres of land, more or less, from
Duplex District R -2 and Agricultural /Open District A -0 to Apartment Building
District R -4.

And, it is ordained that said change shall become effective immediately.
