AN ORDINANCE REZONING A 1.1868 ACRE TRACT AND A 2.2467 ACRE TRACT OF LAND, BOTH
BEING A PART OF THE 15.379 ACRE TRACT OF LAND CONVEYED TO JOYCE PETERS BELL AND
DESCRIBED IN VOLUME 297, PAGE 252 OF THE DEED RECORDS OF BRAZOS COUNTY, TEXAS
FROM AGRICULTURAL /OPEN DISTRICT A -0 TO COMMERCIAL /INDUSTRIAL DISTRICT C -2 AND
SINGLE FAMILY RESIDENTIAL DISTRICT R -1, BOTH TRACTS BEING MORE FULLY DESCRIBED
BY METES AND BOUNDS IN THE BODY OF THIS ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M.
on Thursday, January 22, 1981 on the question of rezoning certain property
within the city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of all of a 1.1868 acre tract and a 2.2467
acre tract or parcel of land, both lying and being situated in the J.W. Scott
League, Abstract No. 49, and being a part of the 15.379 acre tract conveyed to
Joyce Peters Bell be deed recorded in Volume 297, page 252 of the Deed Records of
Brazos County, Texas and being more fully described as follows:
TRACT A: A 1.1868 acre tract being a part of a 15.379 acre tract conveyed to Joyce
Peters Bell by deed recorded in Volume 297, page 252 of the Deed Records of Brazos
County, Texas, and being more fully described as follows:
BEGINNING at the iron rod found marking the west corner of the said 15.379 acre
tract;
THENCE N 44 0 52'00" E along the northwest line of the said 15.379 acre tract for a
distance of 273.49 feet to an iron rod set for corner in the south right -of -way
line of F.M. 158;
THENCE along the said south right -of -way line of F.M. 158, same being in a curve to
left having a radius of 7216.00 feet, for an arc distance of 155.44 feet to an iron
rod set for corner, the chord bears S 67 ° 22'39" E a distance of 155.44 feet;
THENCE S 36 0 58'47" W across the said 15.379 acre tract a distance of 340.92 feet to
an iron rod set for corner in the fence found marking the southwest line of the said
15.379 acre tract;
THENCE N 43 0 31'21" W along the said fence marking the southwest line of the said
15.379 acre tract for a distance of 190.72 feet to the PLACE OF BEGINNING and con-
taining 1.1868 acres of land, more or less from Agricultural /Open District A -0 to
Commercial /Industrial District C -2.
TRACT B: A 2.2467 acre tract being part of a 15.379 acre tract conveyed to Joyce
Peters Bell by deed recorded in Volume 297, page 252 of the Deed Records of Brazos
County, Texas and being more fully described as follows:
BEGINNING at the iron rod set in the fence found marking the southwest line of the
said 15.379 acre tract, located S 43 ° 31'21" E along the said southwest line a dis-
tance of 190.72 feet from the iron rod found marking the west corner of the said
15.379 acre tract;

THENCE N 36 0 58'47" E across the said 15.379 acre tract a distance of 340.92 feet
to an iron rod set for corner in the south right -of -way line of F.M. 158;
THENCE along the said south right -of -way line of F.M. 158, same being in a curve to
the left having a radius of 7216.00 feet, for an arc distance of 212.05 feet to a
fence corner post found marking the north corner of the Joyce De Vaney 11.424 acre
tract which is a part of the said 15.379 acre tract, the chord bears S 68 ° 50'11" E
for a distance of 212.04 feet;
THENCE S 25 0 46'44" W along the fence marking the northwest line of the said 11.424
acre tract for a distance of 455.37 feet to a fence corner post found marking the
west corner of the said 11.424 acre tract in the southwest line of the said 15.379
acre tract;
THENCE N 43 0 42'09" W along the said fence marking the southwest line of the said
15.379 acre tract a distance of 296.38 feet to the PLACE OF BEGINNING and contain-
ing 2.2467 acres of land, more or less, from Agricultural /Open District A -0 to
Single Family Residential District R -1.
AND, it is ordained that said changes shall become effective immediately.
