AN ORDINANCE REZONING A 4.20 ACRE TRACT OF LAND IN THE CRAWFORD BURNETT LEAGUE,
ABSTRACT 7, BRAZOS COUNTY, TEXAS AND BEING A PORTION OF THE WOODWAY VILLAGE
PHASE ONE ADDITION, AN ADDITION TO THE CITY OF COLLEGE STATION, TEXAS AND
BEING MORE FULLY DESCRIBED BY METES AND BOUNDS IN THE BODY OF THIS ORDINANCE
FROM APARTMENT BUILDING DISTRICT R -5 TO TOWNHOUSE DISTRICT R -3.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M.
on Thursday, October 9, 1980, on the question of rezoning certain areas within
the city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of all that certain 4.20 acre tract of
land lying and being situated in the Crawford Burnett League, Abstract 7, Brazos
County, Texas, and being a portion of a 19.83 acre tract in Woodway Village,
Phase One, an addition to the City of College Station, Texas, plat of said
addition being recorded in Volume 422, page 867 of the Deed Records of Brazos
County, Texas, said 4.20 acre tract being more fully described by metes and
bounds as follows:
BEGINNING at the north corner of the aforementioned 19.83 acre tract, said point
also lying in the northwest right -of -way line of Holleman Drive
THENCE S 44 0 19'00" W along said northwest right -of -way line of Holleman Drive
for a distance of 40.00 feet to the POINT OF BEGINNING;
THENCE continuing S 44 ° 19'00" W along the northwest right -of -way line of
Holleman Drive for a distance of 160.00 feet to the beginning of a curve to
the left;
THENCE southwesterly along the arc of said curve to the left for a distance of
325.77 to the end of said curve to the left, same being the beginning of a curve
to the right, (Curve Data: Central Angle = 43 ° 24'25 "; Radius = 430.00'; Tangent =
171.15'; the Chord bears S 22 ° 36'48" W for a distance of 318.03 feet)
THENCE southwesterly along the arc of said curve to the right for a distance of
35.83 feet to the beginning of another curve to the right; (Curve Data: Central
Angle = 86 ° 06'44 "; Radius = 25.00'; the Chord bears S 41 0 57'58" W for a distance
of 32.84 feet)
THENCE northwesterly along said curve to the right for an arc distance of 317.39
feet to the end of said curve, (Curve Data: Central Angle = 49 ° 08'54 "; Radius =
370.00'; Tangent = 169.20'; the Chord bears N 72 °24'13' W for a distance of
307.75 feet)
THENCE N 47 0 49'46" W for a distance of 80.00 feet to the geginning of a curve to
the right;
THENCE northwesterly along said curve to the right for an arc distance of 40.28
feet to the end of said curve, (Curve Data: Central Angle = 92 0 19'02 "; Radius=
25.00'; Tangent = 26.03'; the Chord bears N 01 0 40'15" W for a distance of 36.06')

THENCE N 44 0 29'16" E for a distance of 582.55 feet to the beginning of a curve
to the right;
THENCE southeasterly along said curve to the right for an arc distance of 40.01
feet to the end of said curve, (Curve Data: Central Angle = 91 0 41'54 "; Radius =
25.00'; Tangent = 25.75'; the Chord bears S 89 0 39'47" E for a distance of 35.88')
THENCE S 45 0 48'50" E for a distance of 87.47 feet to an angle point;
THENCE S 45 0 41'00" E for a distance of 146.83 feet to the POINT OF BEGINNING and
containing 4.20 acres of land, more or less, from Apartment Building District R -5
to Townhouse District R -3.
And, it is ordained that said change shall become effective immediately.
