AN ORDINANCE REZONING A 4.51 ACRE TRACT OF LAND BEING A PORTION OF A 19.83
ACRE TRACT IN WOODWAY VILLAGE PHASE ONE ACCORDING TO PLAT FILED IN VOLUME
422, PAGE 867 OF THE DEED RECORDS OF BRAZOS COUNTY, TEXAS, AND BEING MORE
FULLY DESCRIBED BY METES AND BOUNDS IN THE BODY OF THIS ORDINANCE FROM
APARTMENT BUILDING DISTRICT R -5 TO TOWNHOUSE DISTRICT R -3.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M.
on Thursday, March 27, 1980 on the question of rezoning certain areas within
the City limits;
AND, WHEREAS, the City Council has determined the following:
To rezone orchange the classification of a 4.51 acre tract of land, lying and
being situated in the Crawford Burnett League, Abstract No. 7, Brazos County,
Texas, and being a part of a 19.83 acre tract in Woodway Village Phase One an
addition to the City of College Station, Texas, said plat being filed in Volume
422, page 867 of the Deed Records of Brazos County, Texas, said 4.51 acre tract
being more fully described by metes and bounds as follows:
BEGINNING at the south corner of the aforesaid 19.83 acre tract, said corner being
the radius point of a curve and lying on the west right -of -way line of Holleman
Drive;
THENCE northwesterly along a curve to the left along the said right -of -way line
of Holleman Drive for an arc distance of 156.36 feet to the end of said curve,
(curve data: central angle = 18 ° 38'18 ", radius = 480.66 feet, tangent = 78.88
feet, the chord bears N 13 ° 18'51" W a distance of 155.67 feet)
THENCE N 22 0 38'00" W continuing along the west right -of -way line of Holleman Drive
for a distance of 499.30 feet to the beginning of a curve to the right;
THENCE northwesterly along said curve to the right for an arc distance of 72.47
feet to a point for corner; (curve data: central angle = 9 ° 39'29 ", radius = 430.00
feet, tangent = 36.32 feet, the chord bears N 17 ° 48'19" W a distance of 72.38 feet)
said point also being the beginning of a curve to the left;
THENCE northwesterly along said curve to the left for an arc distance of 36.55
feet to the end of said curve, (curve data: central angle = 83 ° 46'20 ", radius =
25.00 feet, tangent = 22.42 feet, the chord bears N 54 ° 51'48" W a distance of
33.38 feet), said point also being the beginning of a curve to the right;
THENCE northwesterly along said curve to the right for an arc distance of 211.33
feet to the end of said curve, (curve data: central angle = 28 ° 09'32 ", radius =
430.00 feet, tangent = 107.84 feet, the chord bears N 82 ° 40'13" W a distance of
209.21 feet), said point also being the beginning of a curve to the left;
THENCE southwesterly along said curve to the left for an arc distance of 43.95
feet to the end of said curve; (curve data: central angle = 100 ° 43'13 ", radius =
25.00 feet, tangent = 30.18 feet, the chord bears S 61 ° 02'57" W a distance of
38.50 feet), said point also being the beginning of a curve to the left;

THENCE southeasterly along said curve to the left for an arc distance of 101.78
feet to the end of said curve, (curve data: central angle = 33 0 19'20 ", radius =
175.00 feet, tangent = 52.37 feet, the chord bears S 05 ° 58'20" E a distance of
100.35 feet);
THENCE S 22 0 38'00" E a distance of 350.00 feet to the beginning of a curve to the
right;
THENCE southeasterly along said curve to the right for an arc distance of 177.55
feet to the end of said curve, (curve data: central angle = 45 ° 12'50 ", radius =
225.00 feet, tangent = 93.69 feet, the chord bears S 00 ° 01'35" E a distance of
172.98 feet), said point also being the beginning of a curve to the left;
THENCE southeasterly along said curve to the left for an arc distance of 39.07
feet to the end of said curve, (curve data: central angle = 89 ° 32'10 ", radius =
25.00 feet, tangent = 24.80 feet, the chord bears S 22 ° 11'15" E a distance of
35.21 feet), said point also being the beginning of another curve to the left;
THENCE southeasterly along said curve to the left for an arc distance of 317.99
feet to the end of said curve, (curve data: central angle = 23 ° 53'40 ", radius =
762.50 feet, tangent = 161.34 feet, the chord bears S 78 ° 54'10" E a distance of
315.69 feet);
THENCE N 89 0 09'00" E for a distance of 6.51 feet to the beginning of a curve to
the left;
THENCE northeasterly along said curve to the left for an arc distance of 40.64
feet to the PLACE OF BEGINNING, (curve data: central angle = 93 ° 08'43", radius =
25.00 feet, tangent = 26.41 feet, the chord bears N 42 ° 34'39" E a distance of
36.31 feet) and containing 4.51 acres of land, more or less, from Apartment
Building District R -5 to Townhouse District R -3.
And, it is ordained that said change shall become effective immediately.
