AN ORDINANCE REZONING A 22.04 ACRE TRACT OF LAND LYING IN THE CRAWFORD BURNETT
LEAGUE IN COLLEGE STATION, BRAZOS COUNTY, TEXAS AND BEING A PART OF A 649.77
ACRE TRACT CONVEYED TO SOUTHWOOD VALLEY, INC. BY DEED RECORDED IN VOLUME 322,
PAGE 670 OF THE DEED RECORDS OF BRAZOS COUNTY, TEXAS FROM AGRICULTURAL/OPEN
DISTRICT A-0 TO SINGLE FAMILY RESIDENTIAL DISTRICT R-1.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M.
on Thursday, October 25, 1979 on the question of rezoning certain areas within
the City Limits;
AND, WHEREAS, the City Council had determined the following:
To rezone or change the classification of all that 22.04 acre tract of land i.
lying in the Crawford Burnett League in College Station, Brazos County, Texas,
and being a part of that 649.77 acre tract conveyd to Southwood Valley, Inc.
by deed recorded in Volume 322, page 670 of the Deed Records of Brazos County,
Texas, and a part of that 285.32 acre tract conveyed to Southwood Valley, Inc.
by deed recorded in Volume 378, page 224 of the Deed Records of Brazos County,
Texas, and being more particularly described as follows:
BEGINNING in the Southwest line of Rio Grande Boulevard at the most southerly
corner of Southwood Valley Section 10B according to plat filled in Volume 428,
page 634 of the Deed Records of Brazos County, Texas;
THENCE along the southwest line of Rio Grande Boulevard as follows:
N 580 23'55" W -- 216.00 feet to the P.C. of a curve to the right (R=896.97 ft.);
Along the arc of said curve through a central angle of 19014156" to the P.T. of
said curve;
N 39008'59" -- 304.50 feet;
THENCE S 50051'01" W -- 164.54 feet;
THENCE S 30051'36" W -- 342.53 feet;
THENCE S 48005'00" W -- 486.48 feet;
THENCE S 24033'30" W -- 153.97 feet;
THENCE S 65026'30" E -- 228.01 feet to the P.C. of a curve to the right (R=400 ft.);
THENCE along the arc of said curve through a central angle of 23°09'30" to the
P.T. of said curve;
THENCE S 42017'00" E -- 141.53 feet to the P.C. of a curve to the left (R=450 ft.);
THENCE S 62019'30" E -- 317.05 feet;
THENCE N 20034'26" E -- 235.62 feet;

THENCE N 24003'58" E -- 158.16 feet;
THENCE N 10048'59" W -- 125.30 feet to the POINT OF BEGINNING and containing 22.04
acres of land, more or less, from Agricultural/Open District A-0 to Single Family
Residential District R-1.
And, it is ordained that said change shall become effective immediately.
