AN ORDINANCE REZONING A 16.84 ACRE TRACT LYING IN THE MORGAN RECTOR LEAGUE,
ABSTRACT 46, COLLEGE STATION, BRAZOS COUNTY, TEXAS, BEING A PORTION OF A 300
ACRE TRACT CONVEYED TO ALLEN SWOBODA BY LAND PART I BY DEED RECORDED IN VOLUME
389, PAGE 407 OF THE DEED RECORDS OF BRAZOS COUNTY TEXAS AND BEING MORE FULLY
DESCRIBED IN THE BODY OF THIS ORDINANCE FROM AGRICULTURAL OPEN DISTRICT, A-0
AND SINGLE FAMILY RESIDENTIAL DISTRICT R-1 TO ADMINISTRATIVE PROFESSIONAL
DISTRICT, A-P.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M.
on Thursday, December 14, 1979 on the question of rezoning certain areas within
the City Limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of all that 16.84 tract of land lying
and being situated in the Morgan Rector League, Abstract 46, College Station,
Brazos County, Texas, and being a portion of that 300.0 acre tract conveyed
to Allen Swoboda by Land Part I by deed recorded in Volume 389, page 407 of
the Deed Records of Brazos County, Texas, and being more fully described as
follows:
BEGINNING at an iron rod lying on the northeast right-of-way line of State
Highway No. 6, East Bypass, said iron rod also marking the south corner of the
A&M Church of Christ tract described in Volume 310, page 429 of the Deed Rec-
ords of Brazos County, Texas;
r+° THENCE S 01051'31" E along the northeast right-of-way line of State Highway
No. 6, East Bypass, for a distance of 425.00 feet to an iron rod for corner;
THENCE S 87051'31" E a distance of 75.00 feet to a point for corner;
THENCE S 78051'31" E a distance of 198.00 feet to a point for corner;
THENCE S 63051`31" E a distance of 150.00 feet to a point for corner;
THENCE S 71006'311' E a distance of 188.00 feet to a point for corner;
THENCE S 83053144" E a distance of 214.79 feet to an iron rod for corner,
said corner also lying in the west line of Emerald Forest Phase I, an add-
ition to the City of College Station, Texas;
THENCE along the west line of the aforsaid Emerald Forest Phase I for the
following calls:
N 07°15151" W a distance of 489.36 feet to an iron rod for corner;
N 32°44110" E a distance of 170.00 feet to an iron rod for corner;
N 13°56'44" E a distance of 244.45 feet to an iron rod for corner;
THENCE N 30011'42" W a distance of 507.44 feet to an iron rod lying on a
north line of the aformentioned 300.00 acre tract;
THENCE S 43001'52" W along the abovesaid north line a distance of 942.06
feet to the PLACE OF BEGINNING and containing 16.84 acres of land, more or
less, from Agricultural -Open District A-0 and Single Family Residential
District R-1 to Administrative -Professional District A-P.

And, it is ordained that said change shall be effective immediately.
