AN ORDINANCE REZONING A 14.412 ACRE TRACT OF LAND IN THE CRAWFORD BURNETT LEAGUE,
COLLEGE STATION, BRAZOS COUNTY, TEXAS MORE PARTICULARLY DESCRIBED IN THE BODY OF
THIS ORDINANCE FROM SINGLE FAMILY RESIDENTIAL DISTRICT R-1 TO APARTMENT BUILDING
DISTRICT R-6.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 PM on
Thursday, December 9, 1976 on the question of rezoning certain areas within the
city limits;
AND WHEREAS, the City Council has determined the following:
To rezone or change the classification of all that certain 14.412 acre tract of
land in the Crawford Burnett League, College Station, Brazos County, Texas and
being more particularly described by metes and bounds as follows:
All that certain tract or parcel of land lying and being situated in the Crawford
Burnett League, College Station, Brazos County, Texas and being a portion of the
28.422 acre tract described in Volume 161, page 578 of the Deed Records of Brazos
County, Texas, and more fully described as follows:
BEGINNING at the fence corner marking the south corner of the aforsaid 28.422 acre
tract;
THENCE N 48046' E Along a fence marking the southeast line of the aforsaid 28.422
acre tract for a distance of 619.47 feet to an iron bar for corner;
THENCE N 35044' W along a fence for a distance of 1,428.46 feet to an iron rod for
corner in the southeast right-of-way line of Holleman Drive, said right-of-way
being in a curve to the left with a radius of 483.30 feet;
THENCE in a southwesterly direction along the aforsaid southeast right-of-way line
of Holleman Drive and curve for an arc distance of 404.48 feet to the end of said
curve, the chord of which bears S 20056.9' W for a distance of 392.78 feet;
THENCE S 03001.7' E continuing along the aforsaid southeast right-of-way line for
a distance of 449.59 feet to the beginning point of a curve to the right with a
radius of 243.21 feet;
THENCE in a southwesterly direction along the aforsaid southeast right-of-way
line and curve for an arc distance of 49.63 feet and corner, the chord bears
S 02049' W for a distance of 49.54 feet;
THENCE S 44°18' E for a distance of 347.27 feet and corner;
THENCE S 45003.7' W for a distance of 255.55 feet and corner;
THENCE S 57017.6' E for a distance of 506.08 feet to the PLACE OF BEGINNING and
containing 18.446 acres of land more or less, SAVE AND EXCEPT the following tw+o
tracts of land containing 4.034 acres of land:

TRACT NO. ONE
All that certain tract or parcel of land lying and being situated in the Crawford
Burnett League, Brazos County, Texas, and being a part of the 28.422 acre tract
(Tract No.l) described in volume 161, page 578 of the Deed Records of Brazos
County, Texas, and being more particularly described as follows:
BEGINNING at the fence corner of the aforsaid 28.422 acre tract;
THENCE N 48046' E along a fence marking the southeast line of the aforsaid 28.422
acre tract for a distance of 337.99 feet to an iron bar for corner;
THENCE in a westerly direction at a 900 angle a distance of 337.99 feet and corner;
THENCE in a southerly direction at a 900 angle 435.29 feet and corner in the north-
east right-of-way line of Anderson Street;
THENCE S 57017.6'E 351.72 feet and corner to the PLACE OF BEGINNING, and containing
3.0 acres of land, more or less; and
TRACT NO. TWO
All that certain tract or parcel of land lying and being situated in the Crawford
Burnett League, Brazos County, Texas, and being part of a 18.446 acre tract of
land conveyed by T.W. Lyles and H.H. Muntz to O.C. Cooper described in the deed
recorded in Volume 322, page 575 of the Deed Records of Brazos County, Texas and
being more particularly described as follows:
BEGINNING at the north corner of the aforsaid 18.446 acre tract, said point being
in the east right-of-way line of Holleman Drive;
THENCE along the aforsaid right-of-way line of Holleman Drive as follows:
Along a curve to the left having a radius of 483.30 feet for an arc distance of
404.48 feet to the end of said curve, the chord bears S 20056.9' W a distance of
392.78 feet;
THENCE S 03001.7' E for a distance of 399.59 feet to the PLACE OF BEGINNING of
this tract of land;
THENCE N 86058.3' E for a distance of 88.21 feet and corner;
THENCE S 44018' E for a distance of 316.59 feet and corner;
THENCE S 45042' W for a distance of 132.00 feet and corner in the northeast line
of a 1.985 acre tract;
THENCE N 44018' W along the aforsaid northeast line of the 1.985 acre tract for
a distance of 300.00 feet and corner with the north corner of the said 1.985 acre
tract in the aforsaid east right-of-way line of Holleman Drive;
THENCE along the aforsaid east right-of-way line of Holleman Drive as follows;
sow Along a curve to the left having a radius of 243.21 feet for an arc distance of
49.63 feet to the end of said curve, the chord bears N 02049' E a distance of
49.54 feet;

THENCE N 03001.7' W for a distance of 50.00 feet to the PLACE OF BEGINNING and
containing 1.034 acres of land, more or less from Single Family Residential
District R-1 to Apartment Building District R-6.
And it is ordained that said change shall be effective immediately.
