HomeMy WebLinkAbout1977-1071 - Ordinance - 03/24/1977ORDINANCE NO. 1071 AN ORDINANCE REZONING A 107.76 ACRE TRACT OF LAND IN THE MORGAN RECTOR LEAGUE IN COLLEGE STATION, BRAZOS COUNTY, TEXAS, MORE PARTICULARLY DESCRIBED IN THE BODY OF THIS ORDINANCE FROM AGRICULTURAL OPEN DISTRICT A-0 TO SINGLE FAMILY RESIDENTIAL DISTRICT R-1. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Council held a public hearing in the City Hall at 7:00 PM on Thursday, March 24, 1977 on the question of rezoning a certain tract of land within the city limits; AND, WHEREAS, the City Council has determined the following: To rezone or change the classification of that 107.76 acre tract or parcel of land, lying and being situated in the Morgan Rector League, Abstract 46, College Station, Brazos County, Texas, and being a portion of a 142.11 acre tract conveyed to Calloway - Rhodes, Inc. and Edwin W. Schultz by D.R. Cain Construction Co., Inc. by deed recorded in Volume 323, page 258 of the Deed Records of Brazos County, Texas, and being more particularly described by metes and bounds as follows: COMMENCING at an iron rod marking the most westerly corner of the aforsaid 142.11 acre tract, said corner also lying in the northeast right-of-way line of Texas State Highway No. 6 East By-pass; THENCE S 30004'53" E along the aforsaid right-of-way line for a distance of 355.00 feet to a point for the PLACE OF BEGINNING; r THENCE continue S 30004'53" E for a distance of 60.00 feet to a point for corner; THENCE N 59055'07" E for a distance of 24.62 feet to the point of beginning of a curve to the left; THENCE along the arc of said curve to the left for a distance of 176.84 feet to a point for the end of said curve, (Curve data; central angle = 17028'10" radius = 580.00 feet, tangent = 89.11 feet, the chord bears N 51011'02" E for a distance of 176.16 feet); THENCE N 42026'57" E -- 53.75 feet to a point for corner; THENCE S 30004'53" E -- 365.65 feet to a point for corner; THENCE N 42009'26" E -- 1641.19 feet to an iron rod for corner; THENCE S 48039'37" E -- 811.60 feet to an iron rod for corner; THENCE S 42031'36" W -- 595.24 feet to an iron rod for corner; THENCE S 47022'52" E -- 1305.19 feet to an iron rod for corner; THENCE N 42009'33" E -- 886.43 feet to an iron rod for corner; 14400 r Ordinance No. 1071 Page No. 2 THENCE N 41014'32" E -- 1376.00 feet to an iron rod for corner; THENCE N 48045'28" W -- 80.00 feet to a point for corner; THENCE N 31024'44" W -- 475.97 feet to a point for corner; THENCE N 56013'35" W -- 740.00 feet to a point for corner; THENCE S 42031'25" W -- 881.07 feet to a point for corner; THENCE N 47055'12" W -- 683.48 feet to a point for corner; THENCE S 42026'57" W -- 452.63 feet to a point for corner; THENCE N 75003'03" W -- 231.37 feet to a point for corner; THENCE S 82026'57" W -- 1080.00 feet to a point for corner; THENCE S 42026'57" W -- 821.52 feet to a point for corner; THENCE S 30004'53" E -- 387.89 feet to a point for corner; THENCE S 42026'57" W -- 72.63 feet to a point of beginning of a curve to the right; THENCE along the arc of said curve to the right for a distance of 158.55 feet to a point for the end of said curve, (Curve data: central angle = 17028'10", radius = 520.00 feet, tangent = 79.89 feet, the chord bears S 51011'02" W for a distance of 157.93 feet); THENCE S 59°55'07" W for a distance of 24.62 feet to the PLACE OF BEGINNING and containing 107.76 acres of land, more or less from Agricultural Open District A-0 to Single Family Residential District R-1.
