AN ORDINANCE REZONING A 7.065 ACRE TRACT IN THE CRAWFORD BURNETT LEAGUE,
COLLEGE STATION, BRAZOS COUNTY, TEXAS FROM APARTMENT BUILDING DISTRICT R-3
TO DUPLEX RESIDENTIAL DISTRICT R-2 AS DESCRIBED IN THE BODY OF THIS ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M.
on Thursday, January 13, 1977 on the question of rezoning certain areas
within the city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of a 7.065 acre tract of land lying
and being situated in the Crawford Burnett League, College Station, Brazos
County, Texas, and being apportion of a 64.17 acre tract conveyed to James
Conner Smith, Trustee by Leon W. Stasney, et al, be deeds recorded in Vol-
ume 313, page 151 and Volume 313, page 164 of the Deed Records of Brazos
County, Texas, and being more particularly described as follows:
COMMENCINGat a point marking the north corner of the said 14.60 acre tract
and the east corner of a 1.00 acre tract described by deed recorded in Vol-
ume 130, page 624 of the Deed Records of Brazos County, Texas, said point
also lying in the southwest right-of-way line of State Highway No. 6 (Tex-
as Avenue);
THENCE S 48037'35" W -- 1281.59 feet to the PLACE OF BEGINNING;
THENCE S 48037'35" W for a distance of 506.93 feet to a point for corner
said point also lying in a curve to the right;
THENCE along the arc of said curve to the right for a distance of 98.78
feet to a point for the end of said curve, (Curve data: Central angle=
8006'39", radius= 697.71 feet, tangent= 49.47 feet, the chord bears
S 48035'35" E for a distance of 98.70 feet);
THENCE S 44032-14" E for a distance of 110.83 feet to a point for the be-
ginning of a curve to the left;
THENCE along the arc of said curve to the left for a distance of 124.87 feet
to a point for corner, (Curve data: central angle = 18030'39", radius =
386.51 feet, tangent = 62.99 feet, the chord bears S 53047'34" E for a dis-
tance of 124.33 feet);
THENCE N 48037'35" E for a distance of 255.00 feet to a point for corner;
THENCE N 63059'47" E for a distance of 157.58 feet to a point for corner;
THENCE N 87054'57" E for a distance of 308.96 feet to a point for corner;
THENCE N 43055'35" E for a distance of 340.00 feet to a point for corner;

THENCE N 8037'41" W for a distance of 80.00 feet to a point for corner;

THENCE N 86004'25" W for a distance of 671.93 feet to the PLACE OF BEG-
INNING, and containing 7.065 acres of land, more or less, from Apartment
Building District R-3 to Duplex Residential District R-2.
And it is ordained that said change shall be effective immediately.
