HomeMy WebLinkAbout1975-0957 - Ordinance - 03/24/1975ORDINANCE NO. 957 AN ORDINANCE REZONING THAT 20.242 ACRE TRACT OF LAND IN THE CRAWFORD BURNETT LEAGUE, BEING A PART OF TWO TRACTS CONVEYED TO E. KELLY PARKER, TRUSTEE, (VOL. 328, PG 326, BRAZOS COUNTY DEED RECORDS) FROM SINGLE FAMILY RESIDENTIAL DISTRICT, DISTRICT R-lC TO GENERAL COMMERCIAL DISTRICT, DISTRICT C-1. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on Monday, Feb. 24, 1975 on the question on rezoning certain areas within the city limits; AND, WHEREAS, the City Council has determined the following: To rezone or change the classification of all that certain tract or parcel of land lying and being situated in the Crawford Burnett League, College Station, Brazos County, Texas and being part of a 36.182 tract and a 29.622 acre tract conveyed by Harold Franke, et al to E. Kelly Parker, Trustee, described in the deed recorded in Volume 328, page 326 of the Deed Records of Brazos County, Texas and being more particularly described as follows: BEGINNING at the concrete right-of-way marker found marking the intersection of the northeast right-of-way line of Farm to Market Road No. 2154 with the northwest right-of-way line of a county road, said right-of-way marker also being the south corner of the abovementioned 36.182 acre tract; THENCE along the abovementioned northeast right-of-way line of Farm to Market Road No. 2154 as follows: S 89°31'17" W for a distance of 71.10 feet to a concrete right-of-way marker; N 45050'43" W for a distance of 360.10 feet to a concrete right-of-way marker; N 27003143" W, at 446.11 feet pass an iron rod marking a radius point of the right-of-way of Southwest Parkway, at 728.57 feet pass an iron rod marking a radius point of the right-of-way of Southwest Parkway, for a total distance of 825.51 feet to an iron rod marking the west corner of the abovementioned 29.622 acre tract, said iron rod being in the northeast right-of-way line of Farm to Market Road No. 2154; THENCE along the northwest and southwest lines of the abovementioned 29.622 acre tract as follows: N 54058106" E for a distance of 302.02 feet to an iron rod found for corner marking an interior ell corner of the said 29.622 acre tract; N 32030120" W for a distance of 413.13 feet to an iron rod found for corner; N 45*10111" E for a distance of 590.74 feet and corner in the center of a creek; THENCE along the beforementioned center of the creek through the abovementioned 29.622 acre tract and the abovementioned 36.182 acre tract by the following courses: S 38*20' E - 80 feet; S 06*10' W - 152 feet; S 26*23' E - 105 feet; S 71*15' E - 50 feet; S 35*18' E - 90 feet; S 02*25' E - 55 feet; ORDINANCE NO. 957 Page 2 S 24032' W - 140 feet; S 29*10' E - 48 feet; S 14*00' W - 80 feet; S 26°18'09" E for a distance of 96.91 feet to the northwest right-of-way line of Southwest Parkway; S 07°26'50" W for a distance of 105.19 feet to the southeast right-of-way line of Southwest Parkway; S 36*40' E - 45 feet; S 67*00' E - 100 feet; S 88*50' E - 95 feet; S 52*16' E - 45 feet; S 12*50' W - 40 feet; S 48030' W - 130 feet; S 22010' W - 60 feet; S 14010' E - 135 feet; S 65055' E-- 65 feet; S 40010' E - 230 feet; S 88053' E - 100 feet; S 52017'28" E for a distance of 43.17 feet to the southeast line of the abovementioned 36.182 acre tract; THENCE S 45023'19" W along the beforementioned southeast line of the 36.182 acre tract for a distance of 550.00 feet to the PLACE OF BEGINNING containing 21.428 acres of land more or less, SAVE AND EXCEPT 1.186 acres of land contained within the right-of-way of Southwest Parkway leaving a balance of 20.242 acres of land herein described from Single Family Residential District, District R-1C to General Commercial District, District C-1; And, it is ordained that the said change shall be effective immediately.
