HomeMy WebLinkAbout1974-0943 - Ordinance - 10/23/1974ORDINANCE NO. 943 AN ORDINANCE REZONING CERTAIN TRACTS OF LAND IN THE RICHARD CARTER LEAGUE MORE PARTICULARLY DESCRIBED IN THE BODY OF THIS ORDINANCE FROM SINGLE FAMILY RESIDENTIAL DISTRICT, DISTRICT R-lC, TO APARTMENT BUILDING DISTRICT, DISTRICT R-3 AND DUPLEX RESIDENTIAL DISTRICT, DISTRICT R-2 AS SPECIFIED IN THE BODY OF THIS ORDINANCE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on Wednesday, October 23, 1974 on the question of rezoning certain areas within the city limits; AND, WHEREAS, the City Council has determined the following: To rezone or change the classification of those certain tracts of land in the Richard Carter League, College Station, Brazos County, Texas described as follows: TRACT ONE: COMMENCING at the intersection of the northwesterly right-of-way line of Texas State Highway 30, 120 feet wide, and the northeasterly right-of-way line of Munson Drive, 70 feet wide, said point also being the most southerly corner of a 5.00 acre tract of land conveyed to the First Baptist Church of College Station by J. C. Culpepper, Sr., by deed of record in Volume 273, Page 844 of the Deed Records of Brazos County, Texas. THENCE N 44018'30" E, along the norhteasterly line of Munson Drive, and the southwesterly line of the aforesaid First Baptist Church of College Station 5.00 acre of land a distance of 544.50 feet to the most westerly corner of the said 5.00 acre tract of land and the PLACE OF BEGINNING of land herein described. THENCE N 45041'30" E along the northwesterly line of the said 5.00 acre tract of land,,a distance of 400.00 feet to the most northerly corner of the said 5.00 acre tract of land; THENCE S 44018'30" E along the northeasterly line of the said 5.00 acre tract of land a distance of 544.50 feet to a point for corner on the northwesterly line of State Highway 30; THENCE N 45041'30"E_along the northeasterly line of State Highway 30 a distance of 188.98 feet to a point for corner marking the intersection of the southwesterly line of Rhett Butler Drive, 60 feet wide, and the northwesterly line of State Highway 30; THENCE N 44018'30" W along the southwesterly line of Rhett Butler Drive a distance of 100.00 feet to a point marking the beginning of a curve to the right; THENCE in a northwesterly direction along the southwesterly line of Rhett Butler Drive, and following the arc of a curve to the right, having a radius of 430.00 feet and a central angle of 33°33'30" a distance of 251.85 feet to a point marking the end of said curve; THENCE N 10045'00" W along the westerly line of Rhett Butler Drive a distance of 86.45 feet to a point marking the beginning of a curve to the left; THENCE in a northwesterly direction along the southwesterly line Drive, and following the arc of said curve to the left, having a feet and a central angle of 33°33'30" a distance of 216.71 feet the end of said curve; of Rhett Butler radius of 370.00 o a point marking 0?5 w ORDINANCE NO. 943 Page 2 L THENCE N 44018'30" W a distance of 179.80 feet to a point for corner on the northwesterly line of Plantation Oaks Drive, 60 feet wide; THENCE N 45041'30" E along the northwesterly line of Plantation Oaks Drive a distance of 758.49 feet to a point for corner; THENCE N 36015'00" E a distance of 249.48 feet to a point for corner; THENCE S 45019'42" W a distance of 1563.67 feet to a point for corner on the northeasterly line of Munson Drive; THENCE S 44018'30" E along the northeasterly line of Munson Drive a distance of 487.17 feet to the PLACE OF BEGINNING and containing 16.134 acres of land more or less from Single Family Residential District, District R-lC to Apartment Building District, District R-3; and TRACT TWO: COMMENCING at the intersection of the northwesterly line of Texas State Highway 30, 120 feet wide, and the northeasterly line of Munson Drive, 70 feet wide, said point also being the most southerly corner of a 5.00 acre tract of land conveyed to the First Baptist Church of College Station, by J.C. Culpepper, Sr., by deed of record in Volume 273, Page 844, of the Deed Records of Brazos County, Texas; THENCE N 44018'30" W along the norhteasterly line of Munson Drive, at 544.50 feet pass the most westerly corner of the aforesaid First Baptist Church of College Station 5.00 acre tract of land, in all, a distance of 1181.67 feet to the most southwesterly corner of this tract of land herein described and PLACE OF BEGINNING: THENCE N 45019'42" E a distance of 1533.06 feet to a point for corner; THENCE N 44040'18" W a distance of 30.00 feet to a point for corner; THENCE in a southeasterly direction and following the arc of a curve to the right, having a radius of 100.92 feet, and a central angle of 98°25'18" a distance of 173.36 feet to a point marking the end of said curve; THENCE S 36015100" E a distance of 315.36 feet to a point for corner on the northwesterly line of Plantation Oaks Drive, 60 feet wide; THENCE N 45041'30" E along the northwesterly line of Plantation Oaks Drive, a distance of 60.00 feet to a point for corner; THENCE N 36015'00" W, a distance of 249.98 feet to a point for corner; THENCE S 45019'42" W a distance of 1563.67 feet to a point for corner on the northeasterly line of Munson Drive, 70 feet wide; THENCE N 44018130" E along the norhteasterly line of Munson Drive a distance of 150.00 feet to the PLACE OF BEGINNING and containing 5.983 acres of land more or less from Single Family Residential District, District R-lC to Duplex Residential District, District R-2.
