SCOTT LEAGUE MORE PARTICULARLY DESCRIBED IN THE BODY OF THIS ORDINANCE FROM SINGLE FAMILY RESIDENTIAL DISTRICT, DISTRICT R-1C, TO NEIGHBORHOOD BUSINESS DISTRICT, DISTRICT C-N, AND APARTMENT BUILDING DISTRICT, DISTRICT R-3 AS SPECIFIED IN THE BODY OF THIS ORDINANCE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Council held a public hearing in the City Hall 7:00 P.M. on Monday, June 24, 1974 on the question of rezoning certain areas within the city limits: AND, WHEREAS, the City Council has determined the following: To rezone or change the classification of those certain tracts of land in the J. E. Scott League, Brazos County, Texas, being parts of that 22.22 acre tract of land conveyed to Interstate Promotional Printing Company by deed recorded in Volume 313, page 286 of the Deed Records of Brazos County, Texas, the said tracts of land being more particularly described as follows: TRACT ONE: A 2.90 acre tract or parcel of land lying and being situated in the J. E. Scott League, College Station, Brazos County, Texas, and being part of the tract of land described as 22.22 acres in the deed recorded in Volume 313, page 286 of the Deed Records of Brazos County, Texas, said 22.22 acre tract being part of the Polo Park Place Addition to the City of College Station, Texas, plat of said Addition being recorded in Volume 106, page 1 of the Deed Records of Brazos County, Texas and being more particularly described as follows: BEGINNING at an iron rod found for corner, said iron rod marking a southeast corner of the abovementioned 22.22 acres, said iron rod being located in the northwest right-of-way line of Farm -to -Market Road No. 60, same being the southeast line of the abovementioned Polo Park Place Addition; THENCE along the easterly lines of the abovementioned 22.22 acre tract for the following calls: N 42°12'05" W for a distance of 220.44 feet to an iron rod set for corner; N 48°34'38" E for a distance of 74.95 feet to an iron rod found for corner; N 42°09'50" W for a distance of 79.56 feet to a point for corner; THENCE S 48010140" W for a distance of 502.03 feet to a point for corner; THENCE S 42009'50" E for a distance of 200.0 feet to an iron pipe found for corner, said iron pipe marking the northwest corner of Lot 18, out of the beforementioned Polo Park Place Addition; THENCE along the common lines of this tract and the abovementioned Lot 18 for the following calls; N 47°58'52" E for a distance of 74.89 feet to an iron pipe found for corner; S 42°48'48" E for a distance of 99.75 feet to an iron pipe found for corner, said iron pipe being located in the beforementioned northwest right-of-way line of Farm -to -Market Road No. 60, same being the southeast line of the beforementioned Polo Park Place Addition; ORDINANCE NO. 922 Page 2 THENCE N 48010140" E along the abovementioned northwest right-of-way line and southeast line for a distance of 351.21 feet to the PLACE OF BEGINNING and containing 2.90 acres of land more or less from Single Family Residential District, District R-1C, to Neighborhood Business District, District C-N, and: TRACT TWO: A 19.141 acre tract or parcel of land lying and being situated in the J. E. Scott League, College Station, Brazos County, Texas, and being part of the tract of land described as 22.22 acres in the deed recorded in Volume 313, page 286 of the Deed Records of Brazos County, Texas, said 22.22 acre tract being part of the Polo Park Place Addition to the City of College Station, Texas, plat of said Addition being recorded in Volume 106, page 1 of the Deed Records of Brazos County, Texas and being more particularly described as follows: BEGINNING at an iron rod found for corner, said iron rod marking the most northerly corner of the abovementioned Polo Park Place Addition and the 22.22 acre tract; THENCE S 47008'03" W along the northwest line of the abovementioned Polo Park Place Addition and 22.22 acre tract for a distance of 1,814.0 feet to an iron rod set for corner, said iron rod marking a north corner of the 19.08 acre tract described in the deed recorded in Volume 325, page 739 of the Deed Records of Brazos County, Texas; THENCE along the common lines of the abovementioned 22.22 acre tract and 19.08 acre tract for the following calls: S 42°18'57" E for a distance of 220.0 feet to an iron rod set for corner; N 47°10'13" E for a distance of 535.82 feet to an iron rod set for corner; S 42°18'37" E for a distance of 494.84 feet to an iron rod set for corner; said iron rod marking a south corner of the said 22.22 acre tract; THENCE N 48010'40" W for a distance of 150.00 feet to an iron rod set for corner; THENCE S 42019'20" E for a distance of 200.00 feet to an iron rod set for corner, said iron rod being located in the northwest right-of-way line of Farm -to -Market Road No. 60, same being a southeast line of the beforementioned Polo Park Place Addition and 22.22 acre tract; THENCE N 48010140" E along the abovementioned northwest right-of-way line and southeast line for a distance of 150.00 feet to an iron rod found for corner; THENCE N 42048108" W for a distance of 99.49 feet to an iron pipe found for corner, said iron pipe marking the northwest corner of Lot 18, out of the beforementioned Polo Park Place Addition; THENCE N 42009'50" W for a distance of 200,00 feet to a point for corner; THENCE N 48010140" E for a distance of 502.03 feet to a point for corner, said point being located in a southeast line of the beforementioned 22.22 acre tract; THENCE along the southeast line of the abovementioned 22.22 acre tract for the following calls: N 42°09'50" W for a distance of 305.65 feet to an iron rod found far corner; N 48°08'37" E for a distance of 475.03 feet to an iron rod found for corner, said iron rod marking a southeast corner of the said 22.22 acre tract; N 42012'55" W for a distance of 333.01 feet to the PLACE OF BEGINNING containing OZ472 ORDINANCE NO. 922 Page 3 19.141 acres of land more or less from Single Family Residential District, District R-1C, to Apartment Building District, District R-3.
