AN ORDINANCE REZONING SEVERAL PLATTED LOTS IN THE ASHFORD SQUARE
SUBDMSION TOTALING APPROXIMATELY 5.82 ACRES LOCATED IN THE MORGAN
RECTOR SURVEY, ABSTRACT NO. 46, BRAZES COUNTY, TEXAS, SAID PROPERTY
SHOWN ON A FINAL PLAT RECORDED IN VOLUME 590, PAGE 269 OF THE OFFICIAL
RECORDS OF BRAZES COUNTY, TEXAS.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
The following parcel of land is rezoned from A-P Administrative Professional to R-2 Duplexes
with the six conditions outlined below:
Approximately 5.8 acres located along the south of Southwest Parkway being Lots 2, 3,
5, 6 and 7, Block C and lots 2, 3, 4, 5 and 6, Block D of the Ashford Square Subdivision
recorded in volume 590, page 269 of the official records of Brazes County, Texas.
(Subject property shown graphically in Exhibit "A".)
CONDITIONS OF ZONING APPROV,4L TO R-2 DUPLE, XES:
(1) New access drives that meet current City paving standards.
(2) That the access drives meet standards for adequate fire lanes and City vehicle turn-
arounds/radii.
(3) That the access drives have no connection with the commercial access drives that
currently exist to the west.
(4) That the duplex lots be oriented away from the commercial lots.
(5) That there be an impenetrable screen installed along the western boundary of the
duplex lots and that the screen is not easily mountable.
(6) The streets in the proposed zone must be public streets in dedicated rights-of-way.
A notice of the time and place, where and when said ordinance would be given a public hearing
and considered for final passage, was published in The Eagle, a daily newspaper of general
circulation in the Cities of Bryan and College Station, said publication being on Wednesday,
November 26, 1997, the same being at least fifteen (15) days prior to a public hearing to be held
in the Council Room of the City Hall in College Station, Texas, at 7:00 p.m., on December 1 I,
1997, to permit the public to be heard prior to final consideration of this ordinance.
