BRAZOS COUNTY, TEXAS AND BEING A PORTION OF THAT 73.51 ACRE REMAINDER OF A 195.92 ACRE TRACT OF LAND CONVEYED TO EDSEL JONES AND O.D. BUTLER BY DEED RECORDED IN VOLUME 230, PAGE 558 OF DEED RECORDS OF BRAZOS COUNTY. TEXAS (B.C.D.R.). AND MORE PARTICULARLY DESCRIBED BY EXHIBIT "A'. WHEREAS. the City of College Station has received an application for the abandonment of a portion of a twenty foot wide sewer easement, which crosses and lies within the Crawford Bumett League, Abstract No. 7 in College Station, Brazos Count), Texas and being a portion of that 73.51 acre remainder of a 195.92 acre tract of land conveyed to Edsel Jones and O.D. Butler by deed recorded in Volume 230, Page 558 of Deed Records of Brazos County. Texas (B.C.D.R.), and more particularly desen'bed by Exhibit attached hereto: and WHEREAS. on March 25, 1999. the City Council of the City of College Station. Texas, heard the application of Dr. James Butler for thc vacation and abandonment of the aforementioned portion of the twenty foot wide sewer easement that crosses and lies within the Cra~ford Burnett League, Abstract No. 7 in College Station, Brazos County. Texas and being a portion of that 73.51 acre remainder of a 195.92 acre tract of land conveyed to Edsel Jones and O.D. Butler by deed recorded in Volume 230. Page 558 of Deed Records of Brazos Count)'. Texas (B.C.D.R.), and more particularly described by Exhibit "A" attached hereto; NOW, THEREFORE, be it ordained by the City Council of the City of College Station, Texas, that a portion of a twenty foot wide strip of land previously platted as a sewer easement, which crosses and lies within the Crawford Bumett League, Abstract No. 7 in College Station, Brazos County, Texas and being a portion of that 73.51 acre remainder of a 195.92 acre tract of land conveyed to Edsel Jones and O.D. Butler by deed recorded in Volume 230, Page 558 of Deed Records of Brazos County., Texas (B.C.D.IL), and more particularly described by Exhibit "A" attached hereto, be abandoned and vacated. PASSED. Butler by deed recorded in volume 230, Page 558 of the Deed Records of Brazos County, Texas (B.C.D.R.), and being more pazticularly described by metes and bounds as follows: COMMENCING: at a set 1/2-inch iron rod marking the most southeastern property comer of said 73.51 acre tract, the south comer of the A~MVl Consolidated Independent School District 22.815 acre tract recorded as the Athletic Complex Subdivision in Volume 1140, Page 497 of the Official Records of Brezos County, Texas (O.R.B.C.), and being in the northwest right-of-way line of F.M. 2818, from whence a concrete right-of-way marker for reference bears N 57° 59' 19" E at a distance of 748.46 THENCE: N 49° 53' 27" W (Called N 46° 30' 00" W) along the common line of the said 73.51 acre and the 22.815 acre tracts for a distance of 212.84 feet to the POINT OF BEGINNING; THENCE: through the interior of the said 73.51 acre tract for the following nine (9) calls: (1) S 69° 35' 35" W for a distance of 56.07 feet, (2) N 76° 15' 19" W for a distance of 529.20 feet, (3) S 68° 53' 06" W for a distance of 486.67 feet, (4) S 52° 21' 39" W for a distance of 220.31 feet, ($) N 78° 06' 56" W for a distance of 338.13 feet, (6) S 35° 37' 43" W for a distance of 208.24 feet, (7) N 88° 09' 45" W for a distance of 192.17 feet, (8) N 43° 43' 38" W for a distance of 498.67 feet and (9) lq 52° 29' 08" W for a distance of 282.66 feet to thc fenced southeast margin of an old county road commonly known as Christine Lane (right-of-way width varies), from whence a found concrete monument at the intersection of F.M. 2154 (Wellborn Road) bears S 42° 25' 41" W at a distance of 524.12 feet; TI-~NCE: N 42° 25' 41" E along the said southeast margin of Christine Lane for a distance of 20.07 feet; THENCE: through the interior of the said 73.51 acre tract for the following nine (9) calls: (1) S 52° 29' 08" E for a distance of 282.47 feet, (2) S 43° 43' 38" E for a distance of 492.03 feet, (3) S 88° 09' 4Y' E for a distance of 173.32 feet, (4) N 35° 37' 43" E for a distance of 205.33 feet, (5) lq 78° 06' 56" E for a distance of 341.33 feet, (6) N 52° 21' 39" E for a distance of 218.64 feet, (7) N 68° 53' 06" E for a distance of 495.85 feet, (8) S 76° 15' 19" E for a distance of 529.34 feet and (9) N 69° 35' 35" E for a distance of 38.62 feet for a comer in the beforcmentioned common line of the 73.51 acre and thc 22.815 acre tracts; THENCE: S 49° 53' 27" E for a distance of 22.98 feet to the POINT OF BEGINNING and containing 1.283 acres of land, more or less.
