STOGSDILL and wife, SUSAN M. STOGSDILL, conveyed to CAROLYN
M. DRY, a single woman, that certain tract of land lying and
being situated in Brazos County, Texas; and being a portion of
the unplatted part of Block Twenty-three (23), COLLEGE PARK
SUBDIVISION, College Station, Texas, according the plat recorded
in Vol. 38, Page 602, Deed Records of Brazos County, Texas, and
, more particularly described on the attached Exhibit "A", which
is ,incorporated herein by :eference for all purposes and made
a part hereof. The Northwestern boundary of such tract of land
is the common boundary with a tract of land owned by RAYMOND L.
ROGERS and wife, LOIS ROGERS, of Brazos County, Texas. Because
at the time RAYMOND L. ROGERS and wife, LOIS,ROGERS conveyed the
,property hereinabove described to RUSSELL L. STOGSDILL and '-life,
SUSAN M. STOGSDILL, by Deed dated October 7, 1971, recorded in
Vol. 298, ,Page 629, of the Deed Records'of Brazos Count;y, Texas,
wherein the description of the property ,conveyed referred to a
portion of an unplatted lot, a question has arisen between

which question has been resolved by them as hereinafter stated.

The house was constructed in the fall of 1938 and has been in the Rogers family ever
since. It was the third house built on Park Place Avenue. The main material of the house
if native stone, accented by siding that has went through several color changes since it's
first construction. Basic renovations include the kitchen bay window area of the front of
the house, the enclosed back porch, the central air system, and the newly replaced siding.
Originally there was an entrance into the residence through the kitchen, but all that
remains of this former state are stairs leading to a raised platform of land in front of the
new picture window view from the kitchen. When built the back porch was open to the
outside air, but enclosed later to add more room to the house. This was the area where
the upstairs occupants could escape to sleep in a cooler room in the time of no central air.
Since this time they have installed central air conditioning under the house, so the vents
actually come up from the floor. Old gas heaters can still be located in the attic as
memories of the past. The upstairs includes two bedrooms and an unfinished room on the
end, which was used as a dark room for Mr. Rogers. Lastly, the siding has been recently
completely replaced and painted a light cream color. Colors before included blue and
green, but the original color is not known.
