This property is located in the City of College Station Extraterritorial Jurisdiction and Brazos County. on was obtained from City of College 2. Existing Topographic Informoti Station Aerial Topographic Maps (2005). 3. ORIGIN OF BEARING SYSTEM: The basis of bearings is true north based on GPS observations made by Brazos County, Texas for Gandy Road Improvements in September, 1998. Found iron monuments delineating the northeast line of Sherwood Heights Section 1 (N 35' 01' 51" W) were used for directional control. 4. According to the Flood Insurance Rate Maps for Brazos County, Texas and Incorporated Areas Map Number 48041 CO215C, effective July 2, 1992, portions of this property are located within the special hazard areas inundated by 100-year flood. 5. Water service will be provided by Wellborn Water Supply C-poration. 6. Phase 1 is depicted on the Master Plan. The remaining area will be Phase 2 (Multiple Sub -Phases) and will be dictate by marketing conditions. 7. Applicant, Peach Creek Partners, Ltd. is preparing to develop a section of the property depicted (Property) in this application that requires a subdivision plot. Section 3.3(I) of the Unified Development Ordinance (UDO) requires Applicant to file a Master Plan of the Property because it (i) will be developed in multiple phases and (ii) contains more than 50 acres of land. Applicant desires to begin development of a 176 acre portion of the Property, which is depicted as Phase One of the Master Plan. Applicant files this Master Plan to satisfy the UDO requirement that all plats of any phase of development "be in compliance with the approved Master Plan". The attached Master Plan is the best possible depiction of the planned development of the Property given the current circumstances (the "Project"). . Due to the size of this Project, the Property will take many years to develop. While every effort has been made to accurately depict the Project, the size and complexity of the Project make it highly likely that some portions of the Project will not be developed exactly as depicted on this Master Plan. Peach Creek anticipates that it will be required by the City to file amendments to this Master Plan as conditions change. The Master Plan as submitted includes the items required by the City checklist with the following exceptions: a. The Project is depicted on a scale of 1000 feet per inch. The overall depiction of the Project at 1000 feet per inch provides a better understanding of the Project. To depict the Project on sheets with a scale of 100 feet per inch would not provide additional meaningful information. b. Due to the size of the Project, an index sheet showing the Project at a scale of 500 feet per inch is not possible on a single sheet. c. Proposed right of way locations depicted are tentative and may change to comply with the Comprehensive Plan.
