After Campbell Pennington purchased the house, Pennington sold half an acre and the house now sits on an acre. · Garage converted to office · Servant's room was converted to kitchen. · Only one original double-hung sash window remains. · Additional entrances have been added throughout the house. · The door leading to the guest bedroom from the master bathroom was stucco over. · Garden and Pool shed was added · Piano room was originally a Breezeway · Exterior entrance to master bedroom was extended and modified for entry way to master bedroom. · The sun room was converted to a living area, bedroom and guestroom. Narrative History Attach a narrative explanation of the chronological and historical development of the property. . 904 Francis was designed and built by a home builder named W. Hill in 1941 and finished before the war. In 1938, John Culpepper purchased 600 acres of farm land and turned it into property. The location of his residence between the1938 and 1941 is unknown. Mary Lake Culpepper (John Culpepper's wife) was the primary designer of the house. The Culpepper's used the house as a residence. One double hung sash window, the footsteps of John Culpepper Jr. cast in concrete and the master bathroom are small details that remain true to the house. Another historical event, the decision and negotiations of admitting females and minorities into Texas A&M University, took place in the sunroom the house. The servant recalls that significant Texas A&M administrators Bill Moore (a.k.a. the bull of the Brazos), Former President James Earl Rudder, Jack Upman and John Culpepper were negotiating the conditions to let women and minorities into the university if not President Johnson was going to cut all federal funding from the university. She recalls the room being filled with scotch fumes and cigar smoke. Jack Upman says her story was . . ludicrous; Culpepper HATED scotch. John Culpepper saw admitting minorities and women as golden opportunity to make more money. When the house was completed in 1941 the master bedroom had an entrance from outside and the master bathroom. However to access from the master bathroom, you had access from John Culpepper Jr.'s bedroom. Campbell Pennington owned the home and made modifications not only to the property but the house. The house originally sat on an acre and a half. Pennington broke of the plats leaving the entire property at an acre. Campbell then converted the garage into a room. He placed double doors in living and dinning rooms. Piano room was originally a breezeway and closed later. The drive way used to come onto the lot through Munson Street instead of Francis Drive. Pennington also constructed garden shed, pool shed, and fenced the property. The Hugill's turned the outdoor entrance area in front of the master bedroom into an office, remodeled the kitchen area, and are conserving the house with modest intentions. I.
