HomeMy WebLinkAboutBrick Proposals on Neighborhood Zoning Issues (1) Brick Proposals on Neighborhood Zoning Issues: September, 2017 Single Family Neighborhoods In areas zoned for single family neighborhoods, propose the following regulations: 1) owner must occupy home if rooms are rented to more than 2 unrelated individuals 2) allow homeowners to rent their homes to no more than 2 unrelated individuals Multi Resident Zoning Propose a new zoning category of Multi-Resident: Establish a multi resident zoning category to provide for areas where homes have been or could be built to rent by the room. This would enable single family neighborhoods to maintain affordable single family housing.  This would also address the problem of referring to structures built for student housing as single family homes. Considerations Present policy has not been effective in protecting single family neighborhoods from takeover by Aggie Shacks and multi resident rental property. Making changes will require political will to Increase affordable housing available in single family zoned neighborhoods Reduce traffic congestion in Single Family Neighborhoods Maintain quality of life for residents who invested in homes in these neighborhoods Recommendation Ask staff to work on creation of new Multi-Resident zoning district. This will provide more affordable housing in existing neighborhoods near schools by Limiting renting by the room in SFN and allowing it in Multi-Resident zoning Preserving affordable homes for single families in some neighborhoods by limiting the building of multi-resident homes to multi-resident zoning. Seek enforcement of the designation of true intent and meaning of Single Family Neighborhood
