After searching Bryan/College Station MLS, Internet listings and the physical area, I have found six properties that may be acceptable for park land. • Thornton Tract - N. Dowling Road • 20.80 acres listed for $450,000 ($21,635/acre • Frontage on N. Dowling Road and Favors Road (corner tract) • Crain Tract - 10257 N. Page 1 of 2 Based on a recent review of land sales in the area, I would estimate a value range of$20,000 - $30,000/acre, with $25,000/acre being the most likely price the City should expect to pay for park land in Park Zone 15. Therefore, the City can purchase approximately 8.5 - 13 acres while staying within the budget of$274,000. This would include surveying, environmental reports and closing costs. Please note that the Haupt tract (shown on the attached map) recently sold. CSISD purchased 27.07 acres for a future school site and Wallace and Heath Phillips, of Heath Phillips Investments, purchased 108.88 acres for development, which will include residential. As you know, upon development of the property, the City will require park land to be dedicated. If you wish, we can speak with Wallace Phillips regarding the purchase of land in that development. The pavilion was the nicest place we have held the Crawfish Boil. The playground next to is was perfect for our kids. Project Sunshine is an organization to puts on events for children with special needs. The Crawfish Boil is our biggest fundraiser of the year. With your help we had our most successful year yet. Mr. Paul Ruker and his crew brought tables and trash cans to the park, so that everyone would have a place to sit, eat, and talk during our picnic. The children delighted in playing on the new equipment. The trees provided shade over the equipment and the tables and benches. The renovation of the park makes it a very friendly gathering place at the end of our parade. We try to come as often as we can during the summer. After swimming for a while, I told him that I wanted to go down the slide, which I had not ever done. Christian goes down the slide quite often. Due to me having had several surgeries on my ears, I am also profoundly deaf and I try not to get very much water in my ears. I thought I could handle the slide. Christian and I climbed the stairs together and he wanted to go down the smaller slide at the same time that I went down the larger one. When the lifeguard told us it was clear and we could go, we went down together. We did not reach the bottom at the same time, Christian landed in the pool first. Once I reached the end of the slide, I went into the water and went under. From there, I am still a little confused as to what happened. I think that I ended up underneath the slide that protruded over the water and when I tried to come up, I hit the bottom of the slide. Having had the many ear surgeries, my balance has been severely affected and I really don't think I could tell the bottom of the pool from the top of the water. I kept going back and forth and could not found my way out. I was becoming frantic and I was actually gasping for air but was only getting water, One of the lifeguards saw that I was in trouble and pulled me out from underneath the slide. I was never so glad to see anyone in my life. I did not ask him his name and I wished I had so that I could personally thank him for being so dedicated to his job. He probably saved him from drowning. My grandson, who actually witnessed all of this, was scared also. He came to me and took my arm as to actually help me out of the water. I told him I was okay and that I just wanted to get out of the water and sit down. After sitting for a few minutes, I could see that he still had the scared look on his face and I tried to convince him that I was alright. He then said something to me that I will never forget. "Nonny, I don't think we should tell Mom about this until she gets older". I had to laugh at this.. Sometimes he is very mature for his age, and very smart. Well, I did end up telling my daughter about our afternoon at the pool. I also promised her that I would not get on any more slides. I would really like to thank the lifeguard that pulled this grandmother out from under the slide, but since I do not know his name, would you please pass this letter on to the lifeguards so that maybe when he reads it, he will know how grateful I am. The general public may not appreciate the work that you do until they need you and then they realize how important you actually are. This is in my case also. I am sorry that have taken you for granted but I am thoroughly grateful for the dedication of all of the lifeguards.
