SUBJECT: ALLSAFE STORAGE PH2 (SP)- Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:
Two (2) revised site plans
One (1) landscaping plan
One (1) 11x17 grading and erosion control plan
Easement Dedication Sheet and required documents (please allow 4 weeks to
process).
Please note that the Easement Dedication Sheet and necessary documents are required prior
to the issuance of a building permit. If there are comments that you are not addressing with the
revised site plan, please attach a letter explaining the details. If you have any questions or need

STAFF REVIEW COMMENTS NO. 1
Project: ALLSAFE STORAGE PH2 (SP)— 07-00500183
PLANNING
1. Please provide Non-Residential Architectural standard details, including: NRA application, a
copy of building elevations for all buildings, color samples, and list of all building materials
(in legend form, as shown in Section 7.9 of the UDO). The information needed is included
on the site plan checklist. Please use the requirements for sites with over 50,000 square
feet of building. This will also affect building footprint.
2. Please include the required sidewalks and tree wells at the fronts of buildings (Section
7.9.E).
3. Please include location and details of required bicycle facility (NRA).
4. Is the property line shown the new right-of-way line for FM 2154?
5. Please provide a curb and pavement detail on the site plan.
6. Please better distinguish between existing improvements in Phase I and proposed
improvements in Phase II.
7. Please provide all setbacks on the site plan.
8. Please label throat depth. Minimum is 55 feet.
9. Please be aware that because the drive aisles between structures is only 30 feet, and the
fire lane minimum is 20 feet, no parking will be allowed in these areas.
10. Please show distance from structures to single-family lot lines. Please be aware that
according to the UDO Section 7.1.H Height, the structure shown can only be a height of 1/2
the distance.
11. Please provide overall height of structures on the site plan.
12. Provide a general note that all roof and ground-mounted mechanical equipment shall be
screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above grade.
Such screening shall be coordinated with the building architecture and scale to maintain a
unified appearance.
13. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

LANDSCAPING/STREETSCAPING/BUFFER
1. According to Section 7.9. E.3, landscape points must be doubled for this site.
2. Please provide irrigation information.
3. Sizes of canopy and non-canopy trees should be given in caliper inches for a single cane
measured at 12" above grade.
4. Is the buffer already installed behind phase II? Please show plantings (indicate whether
existing or proposed).
5. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the
parking lot setback, rights-of-way, and adjacent property disturbed during construction.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed
as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.
FIRE DEPARTMENT
1. Please detail any gates or fencing for fire access.

ENGINEERING COMMENTS NO. 1
1. Revise/modify drawings to fit within current property lines. (Hasn't TxDOT already
acquired ROW?)
2. Verify that the detention pond is functioning as designed. Provide any modifications
necessary (regrading, silt removal, etc.)
3. Verify that there is enough room between the fire hydrant and the wrought iron fence for
fire department to access/operate properly.
4. Add erosion control measures to detention pond outlet pipe.

GENERAL ELECTRICAL COMMENTS
1. Existing electrical service was installed to include future development.
2. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:
sweido@cstx.gov.
3. Developer provides load data for project.
