SUBJECT: CoCS SCALE HOUSE - BVSWMA (SP) — Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:
One (1) completed Development Permit application;
Seven (7) complete sets of construction documents for the proposed
development with the revised site plan attached (one set will be returned to you,
please submit additional copies if you want more than one approved set);
Two (2) revised site plans;
One (1) 11x17 grading and erosion control plan
If there are comments that you are not addressing with the revised site plan, please attach a
letter explaining the details. If you have any questions or need additional information, please call

Project: COOS SCALE HOUSE - BVSWMA (SP)— 07-00500190
PLANNING
1. Identify the type of siding used on the structure and label accordingly on the elevations.
2. Provide the gross floor area of the existing Administration building and detail the calculations
for the required parking. It appears the required spaces are provided.
3. With the addition of the second scale, the remaining drive aisle is dimensioned to be just
over 13 feet wide. This distance will not accommodate the continued use of the five 90-
degree (head-in) parking spaces in front of the Administration building, which would need a
23-foot wide drive aisle to remain. The parking spaces must either be removed or converted
to 45-degree angle or parallel parking. The existing handicap parking space will also need
to be moved to the adjacent parking area. Please revise the site plan accordingly.
4. The gravel drive around the rear of the Administration building will serve as the site's access
for the Fire Department. Please label the driveway for fire access and provide a note that it
will remain open and be maintained for fire access.

PLANNING
1. As discussed, please reverse the angled parking so it accessed when exiting the site.
2. Revise the handicap spot so it is van accessible with an 8' aisle beside it.
3. Provide end islands around the new 45 degree parking spaces while keeping an ADA
compliant route to the ramp and sidewalk.
4. There appears to be a discrepancy between the "Overall Site Plan" (1) and "Site Plan"
(2) in the location of the new scale as it relates to the parking spaces. If the new scale
overlaps additional parking spaces, please remove those spaces from use or angle them
as discussed.
5. Provide a revised set of building elevations, addressing the comment for the previous
review, "Identify the type of siding used on the structure and label accordingly on the
elevations."
6. Please note that this project will require a building permit.
