We are researching tax certificate issue.

I can find no definition of"block length" in the UDO. We are building no street—How are we creating a
"block" and by what statutory definition? Please advise since I got this comment today at 1:15 after the deadline
to apply for variance if I cannot convince you it should not apply. Relief?
Comment 14
If you want sidewalks on Southwest Parkway and Wellborn, can we bond the value rather than build?

Woodlands of College Station Final Plat. The clarifications are as follows:
Regarding Planning Comments 8-10:
*Updated tax certificates should be readily available upon request, and all of the acreage should be
accounted for to ensure that the proper signatures are represented on the plat.
Comment No. 11:
*A variance is required for block length. Regardless of your physical ability to comply with the
Subdivision Regulations for this, that is the purpose of the variance provision.
Comment No. 14:
*Sidewalks are required along those facilities that have curbs, i.e. Southwest Parkway & portions of
Wellborn Road.

*I have contacted Parks staff No modifications to the plat or the dedication area are necessary beyond

1. Woodlands of C.S. (Final Plat) (FM 2154)(FM 2818)-See Previous Comments. (11/21/05)
Access driveways to FM 2818&FM 2154 must meet TxDOT's
current"Regulations for Access Driveways to State
Highways".
Regulations are primarily based on posted speed limits
and distances between proposed&adjacent access
points. Where posted speed limits are 50 MPH or greater
the required spacing between access points is 425';@
45 MPH the required spacing is 360'.
Developer shall coordinate any Site Access points within
TxDOT ROW's with Mr. Karl Nelson,TxDOT Area Engineer.
(778-6233),in connection with the grade separation
protect(CSJ 2399-01-022)Cm this intersection location.
Appropriate data will be required for any future work/
permits in the ROW @ this site including drainage,etc.
2. River Ridge Townhomes(Site Plan) - No Comment.
