HomeMy WebLinkAboutStaff Report STAFF REPORT Project Manager: Crissy Hartl Report Date: January 9, 2006 Email: chartl@cstx.gov Meeting Date: January 19, 2006 Item: Public hearing, presentation, possible action, and discussion on a rezoning for 2407 Rock Prairie consisting of 1 lot on 1.787 acres generally located at the intersection of Rock Prairie Road and State Highway 6 South from A-O Agricultural Open to C-1 General Commercial. Applicant: Jeffrey Reed, Surveyor for owner Staff Recommendations: Staff recommends approval of the C-1 zoning request. Item Summary: The applicant is requesting the rezoning in order to develop a commercial project in conjunction with the eastern adjacent lot. The property to the north is zoned C-1 General Commercial and developed as the Courtyard Marriott hotel. All other surrounding properties are currently undeveloped. The property to the west is zoned C-1 General Commercial, the property to the east is zoned A-O Agricultural Open, and the properties to the south are zoned C-1 General Commercial and A-O Agricultural Open. Comprehensive Plan Considerations: The rezoning request for C-1 General Commercial is in compliance with the City's Comprehensive Plan for Regional Retail as shown in the East By-Pass Small Area Plan. Rock Prairie Road is a minor arterial on the Thoroughfare Plan. Item Background: This property was annexed in 1997 and subsequently zoned A-O Agricultural Open. The property is currently unplatted. Commission Action Options: The Commission acts as a recommending body on the question of rezoning, which will be ultimately decided by City Council. The Commission options are: 1.
