The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) complete set of construction documents for the proposed development with the revised site and landscaping plans attached Easement Dedication Sheet and required documents (please allow 4 weeks to process). Please note that the Easement Dedication Sheet and the necessary documents are required prior to the issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Attachments: Staff review comments cc: KM Construction, via fax 696.6751 Case file#05-00500239 STAFF REVIEW COMMENTS NO. 1 Project: KM CUSTOM HOMES OFFICE BUILDING (SP)—05-00500239 PLANNING 0:efore a building permit is issued for this project, the sod must be restored and bricks removed from Lot 3, Block A adjacent to the recent office building constructed. 2. The handicapped space is only 6.5 feet wide. The H/C Parking Row layout plan on Sheet 4 of 4 does not match/conform to site plan depicted on Sheet 1 of 4. 3. The above-referenced layout plan shows conflicting notes referencing laydown and 6" curbs; a monolithic 6" curb is required. 4. Is there a sidewalk provided between the building and the parking lot? Landscape plan shows sod across the front of the building in this area. Is this correct? 5. The bike plan layout shown on Sheets 1 and 3 are not the same. 6. One of the required architectural elements is evidenced on the site plan, being the recessed entry. One additional architectural element is required on the front elevation. The site plan does not appear consistent with the façade examples you emailed today. 7. The parking space next to the interior island with the transformer pad is only 7 feet wide. 8. Fire lane striping in areas shown may need to be redone due to fading, etc. 9. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. Irrigation system must be protected by a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. (Included as Irrigation Note #2) 2. All Back Flow devices must be installed and tested upon installation as per City Ordinance 2394. (Included as Irrigation Note #3) ENGINEERING ale‹), water line in plan view is labeled as 6". %,2(Please use SDR26-ASTM D3034 for the sanitary sewer pipe material, not SCH 40. se�,,/ The perpendicular sewer line from the north is labeled as a 8" line, our records lendicate it is a 6" line, please verify. Our records indicate that the illustrated existing sanitary sewer manhole is located to the east of the perpendicular water line from the north not the west, lease verify. lease illustrate on site plan the location of the fire hydrant used for cover of this building. 6. Please submit drainage report. Detention will be required. The same concerns exist with this lot as did with lot 8A in that the downstream adjacent property owners have experienced drainage problems. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to qmartinezcstx.qov 3. Developer provides load data for project. 4. Developer provides temporary blanket easement for construction purposes. 5. Developer provides easements for electric infrastructure as installed for electric lines (including street lights if required). 6. Developer will intercept existing spare PVC conduit at designated transformer and extend to building service location. 7. If spare conduit does not exist at designated transformer contractor will furnish and install conduit as required for service. 8. Service wire furnished and installed by CSU 9.
