SUBJECT: REGENCY SOUTH (FP) - Final Plat(Amending)
Staff reviewed the above-mentioned amending plat as requested. The following page is a list of
staff review comments detailing items that need to be addressed. Once all comments have
been addressed, please re-submit the following information:
Two (2) 24"x36" copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
sgriffin@cstx.gov
Upon receipt of the required documents, your project will be considered formally filed with the
City of College Station. If you have any questions or need additional information, please call me
or Carol Cotter at 979.764.3570.

PLANNING
1. All property owners must be party to the application.
2. Please remove all information from the 'Original Plat' that is not actually on the original plat.
3. We need complete survey information for the lots. Most of what we need is shown on what
you have labeled as 'Original Plat' on the drawing, however, not all of the building, setbacks,
etc. are shown.
4. Please include the acreage for Lot 2A.
5. Please provide all information on adjacent properties (property lines, owners, etc.).
6. Are there covenants and restrictions on this property? If so, please submit a copy.
7. Section 8.2 of the Unified Development Ordinance applies to this plat.
• A maintenance easement must be dedicated between the two property owners to allow
for maintenance or repair of the house built on the lot line. The easement shall be
unobstructed, located on the adjacent property abutting the side wall and must be a
minimum of seven and one-half feet in width. This easement must be recorded on the
plat.
• Please provide information relating to the distance between the existing structures.
Restrictions that assure the minimum distance between houses must be recorded on the
plat.
• All materials within 3 feet of the property line shall be fire-rated to meet.building code

• Windows or other openings that allow visibility into the side yard of the adjacent lot are
not allowed. Please provide verification.
8. Certificates should be shown as in the Subdivision Regulations. The titles under the
signature lines are either missing or incorrect.

1. As previously discussed, please provide documentation of the building materials and
openings on both of the walls in close proximity to the property line. This is a
building code requirement that applies when buildings are located in close proximity
to the property line (All materials within 3 feet of the property line shall be fire-rated
to meet building code requirements).
2. As previously discussed, the requirement for the maintenance easement is a
minimum of 7.5 feet to allow for maintenance or repair of the house built on the lot
line. The easement shall be unobstructed, located on the adjacent property abutting
the side wall. In the areas that there is not 7.5 feet available, the width may be
reduced to the largest area available. In all other areas it must be a minimum of 7.5
feet wide. Please depict these easements on the plat.

easement is a minimum of 7.5 feet to allow for maintenance or repair of the house
built on the lot line. The easement shall be unobstructed, located on the adjacent
property abutting the side wall. In the areas that there is not 7.5 feet available, the
width may be reduced to the largest area available. In all other areas it must be a

**You have shown a 5' easement. As discussed, you must show 7.5' in the areas
that will accommodate 7.5'. I believe that the majority of the area can accommodate
7.5'.
