STAFF REVIEW COMMENTS NO. 1
Project: ROSA'S CAFE (PP) - 05-00500235
PLANNING
1. Please provide private access easements that are the width and depth of the
entrances located along the east side of the property.
2. Provide 20' private access easement between Lot 1 and Lot 2. The site plan reflects
an entrance at the south of Lot 1 to Lot 2.
3. This subdivision qualifies as a building plot. If you would like to have this declared as
a building plot, it would allow Lot 2 to participate in shared freestanding signage. If
not, Lot 2 will only be allowed to have attached signage as it has no frontage on a
public street. Please add the note: "For signage and access purposes, this 14.51
acre tract will be considered as one building plot," if you plan to allow shared
signage.
