Box 9960 College Station, Tx. 77842 Re: STOP-N-STORE MINISTORAGE EXPANSION SITE PLAN SUBMISSION 3820 HARVEY ROAD, 77845 Dear Jennifer: As you know, we are in the process of completing our site plan for phase 2 of the above referenced project. Of course, a part of that process is to replat our phase 1 and phase 2 property into a single tract thereby insuring that the phase 2 property is properly platted into the City of College Station. Pursuant to your request,we have contacted the adjoining property owners and requested that they consider joining in the platting process and become a part of the new subdivision. They are Oscar Parulian and Mary D. Allen. Both have respectfully declined to participate in this process. Therefore, in accordance with your directive,Kerr Surveying, LLC is proceeding with replating our phase 1 and phase 2 property into a single legally described tract. As agreed, since we have made a good faith effort to obtain the adjoining property owners cooperation and have failed to do so,we can now move forward with our replat and site plan approval process. Thank you for your assistance and we look forward to having our replat and site plan approved in the near future. Sincere , Patrick G. Messrs . Pat and Joe Marek 2112 Southwood Drive College Station, Texas 77840 Gentlemen: The Architectural Control Committee has reviewed the materials you submitted regarding your proposed Phase 2 expansion of the existing Stop-n-Store Ministorage facility at 3820 Harvey Road (Block 4 of the Harvey Hillsides Addition) . The Committee approved your plans and specifications with certain stipulations shown on the enclosure to this letter. During the review, members of the Committee expressed concern relative to the size of this project and its effect on the residential properties on the east (actually northeast) and south (actually southeast) sides of the new structure. It is imperative that the adverse impact on these adjoining lots be held to a minimum. The Committee appreciates your pledge to maintain your current management style and hours of operation, and your recognition of adjoining property owners ' rights to privacy and their ability to enjoy their residences in peace. The Committee extends its best wishes for the successful completion and operation of your Phase 2 development. FOR THE COMMITTEE: (::::;44;e4 / 1 Enclosure: As stated ohn R. Vilas tel/ Chairman CF: City of College Station Development Services Members of the Committee f STIPULATIONS Phase 2 Expansion of the Stop-n-Store Ministorage Facility 1 . Prior to the start of construction, the Committee requests it be informed, in writing, that the rate of surface water flow from the property after completion of the project will not exceed the rate of surface water flow from the property prior to the land being developed. This information will be conveyed over the signature of a registered professional engineer. 2. In the interest of enhancing security, the rear gate of the facility will be kept closed and securely locked at all times except during actual use by authorized personnel. 3. Exterior illumination will be designed and installed to ensure that direct lighting will not extend beyond the property line and thus create a nighttime nuisance to neighboring dwellings. This is of significant importance in view of the residential properties to the northeast and southeast of the proposed building. The situation is exacerbated by the height of the new structure and the proposed placement of the lighting wall packs at the 16-foot-above-grade level. There will be no lighting on poles. 4. Screening by vegetation and other devices along the northeast and southeast property lines must be maintained. Of particular note in this regard is the construction of the concrete retaining wall planned for the east (actually northeast) side of the property which will require extensive excavation. Accordingly, any damaged screening vegetation on the property or on the adjoining lot(s) must be replaced promptly with screening vegetation of equal or greater height and density. cgee PI)E ett3rz. ref ha-u-e eoYit4k, pCat 41/LoLt- ecLotet_ prtpz)secat tetlzo , 50 /IVO"- GL--- d-tolt- 1)1Z:6 ,tea- p-rAc9p-e- (-4-)1 0 :1 . • ,Pfi-123 ---4. -fp I 64'-c0t2-t- trizityLe)
