Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:
One (1) revised site and landscaping plan

Please note that the Easement Dedication Sheet and the necessary documents are required
prior to the issuance of a building permit. If there are comments that you are not addressing with

PLANNING
1. The alteration to the front of the structure does not meet the Non-Residential Architectural
Standards. No more than 33% of the facade facing the right-of-way can be on the same
continuous geometric plane. In addition, the structure is now shown in areas previously
shown for landscape.

PLANNING
1. The line of the roof on the facade facing the right-of-way must vary by a minimum of two feet
up or down so that no more than 66% is at the same elevation (must be satisfied prior to
building permit).
2. The facade facing the right-of-way must have a minimum of 25% masonry (not split-faced
CMU). All other facades visible from the right-of-way must have 10% masonry (must be
satisfied prior to building permit).
3. The landscape plan does not match the site plan. The landscape plan shows vegetation
where the site plan shows drives. Please remove existing vegetation from the landscape
plan; show only new plantings.
4. Please state that the non-canopy tree measurement is for a single cane.
5. If you will be paving the end island where the bike rack is proposed, it must be stamped died
concrete.

PLANNING
1. Please see Engineering comment below regarding platting.
2. Please include the required information in the title block of the site plan, including
name, address, legal description, and total site area to be developed.
3. Please show current zoning of subject property and all abutting parcels on the site
plan.
4. FYI - a minimum separation of 15' is required between structures if additional fire
protection is not provided.
5. Please show all setbacks on the site plan.
6. Please provide topography, grading, and drainage information.
7. Detention facility will have to be screened from adjacent properties.
8. Please provide a curb and pavement detail on the site plan.—r\u - tikavto I CS
9. Please provide the right-of-way width for Harvey Road.
10. Please provide material for proposed retaining wall or show how it will be screened

11. Drive aisle does not have space to accommodate a fire lane and loading / unloading
spaces. If space is not provided for, loading and unloading may not be permitted in
this area.
12. Provide a general note that all roof and ground-mounted mechanical equipment shall
be screened from view or isolated so as not to be visible from any public right-of-way
or residential district within 150' of the subject lot, measured from a point five feet
above grade. Such screening shall be coordinated with the building architecture and
scale to maintain a unified appearance.
13. The following comment was received from TxDOT: "Appropriate data will be required
for any future work/permits in the ROW @ this site including drainage, etc."

NON-RESIDENTIAL ARCHITECTURAL STANDARDS
1. FYI - building materials, color samples, and all building elevations showing
locations of materials and design elements must be submitted for approval prior
to issuance of building permit. The front or main building facade is required to be
minimum of 25% masonry (not split faced CMU), and all other facades visible
from a right-of-way are also required to use masonry, but not at a prescribed
amount. Please see Section 7.9 of the Unified Development Ordinance.
2. A bicycle storage facility capable of storing a minimum of 4 bikes is required.
3. The combination of buildings in this project is greater than 50,000 square feet,
and therefore must meet the following additional standards:
*No more than 33% of the front or main building facade may be on the
same continuous geometric plane. Wall plane projections or recessions
must be a minimum of 4' in depth.
*Accent colors may be used on no greater than 10% of the facade
,-Required landscape points must be doubled, and the minimum caliper

PLANNING
1. Thank you for providing the curb detail. The curb / pavement is required to be
monolithic. Please contact me if you need a standard detail.
2. For at-grade tree wells, a minimum 72 inch square tree grate with a 16 inch diameter
expandable tree opening is required. Raised planters should be a minimum of six
feet by six feet (6' x 6') and two feet (2') high. The maximum height is three feet (3').
The bottom of the bed must be kept open and planting soil should be cultivated into
the original soil to encourage roots to escape from the bed into surrounding soil

plan.
4. Please provide caliper of a single cane for all non-canopy trees (repeat comment).
5. If the building will be sprinkled (because of size change) please provide location of
FDC.

5. Provide fire flow report/letter.
