SUBJECT: Olden Homeplace Development Plat
Afternoon!
I looked over the development plat that you left with Joey and came up with the
following comments:
1. The plat should show existing improvements on the subject tract and the land
immediately surrounding it. It appears from the aerial that residential structures
are already on the proposed lot. For the lot the development plat is designating,
only one primary (residential) structure will be allowed.
2. A dedication will be necessary for the Rock Prairie right-of-way. Ken Fogle,
Transportation Planner, is researching the amount to be dedicated.
3. FYI: Paid tax certificates will be due at time of plat submittal.

SUBJECT: Olden Homeplace Development Plat-05-223
Staff reviewed the above-mentioned development plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Tuesday,
December 27th, 10:00 a.m., your project will be placed on the next available Planning
and Zoning Commission meeting scheduled for January 5, 2006, 7:00 p.m. in the City
Hall Council Chambers, 1101 Texas Avenue.
Two (2) revised development plats and
Twelve (12) 11"x17" copies of the revised development plat.
If you are not able to make the Planning comment change on the plat before the
deadline, it may be possible for the P&Z to consider the comment to be a condition of
approval. In this case, please submit a letter stating how you would intend to meet the
comment along with twelve 11"x17" copies of the development plat by 10 a.m. on
December 27th for their consideration. If you have any questions or need additional

STAFF REVIEW COMMENTS NO. 1
Project: Olden Homeplace Development Plat— 05-223
PLANNING
1. Setbacks in A-O zoning districts are as follows:
Front: 50 ft.
Side: 20 ft.
Rear: 50 ft.
The proposed boundary for the development plat will make it impossible for one of
the existing mobile homes to the west to meet these requirements. Please adjust the
lines or move the home so that no encroachments will be created.

1. FYI: Per Randy Trimble (BTU) - The 20' powerline easements shown as being
situated in the easement recorded in Volume 98, page 82 should be shown as a
platted 20' easement on the subject property.
