MINIMUM SUBMITTAL REQUIREMENTS
If a petition for rezoning is denied by the City Council, another application for rezoning shall not be filed within
a period of 180 days from the date of denial, except with permission of the Planning & Zoning Commission or
City Council. The following items must be submitted by an established filing deadline date for consideration:
X Application completed in full.
X $500.00 application fee.
X Ten (10) copies of the site plan.
X Ten (10) copies of building elevations for proposed structures.
X Two (2) copies of a fully dimensioned map on 24"x 36" paper showing:
a. Land affected;
b. Legal description of area of proposed change;
c. Present zoning;
d. Zoning classification of all abutting land; and
e. All public and private rights-of-way and easements bounding and intersecting subject land.
X Written legal description of subject property (metes & bounds or lot & block of subdivision, whichever is
applicable).
X The attached Checklist and Rezoning Supporting Information sheet completed in full.

RDD REZONING SUPPORTING INFORMATION
1.) What will the aesthetic contribution of the proposed development be? The redevelopment of this site will
renovate the building façades as well as upgrade and enhance the parking lot and landscaping from that
which is currently on the site. The current buildings are outdated and showing their age. A new "face lift"
will enhance this shopping center that is located at a major intersection and in the heart of College Station.
2.) What are the physical limitations on the site that would prevent the development from meeting all current
requirements? The size of the existing site limits and the amount of parking that retailers now not only
desire but require hampers the ability to lose much of the parkina area to additional landscaping or islands.
In addition the State right-of-ways are so close to the existing parking that it will be difficult to meet all the
streetscape requirements along these areas without encroaching in the right-of-way. We have redesigned
as much as possible the parking area to add greenspace as much as possible along these frontages.
3.) What variances are being sought with this rezoning? We are seeking a variance to the landscape
requirements for the site. Because of the size and configuration of the site and the lack of available area
for planting along the Texas Avenue and Harvey Road frontage and the need to provide adequate parking
for the tenants we are requesting a variance to the landscaping requirements.
4.) List any other reasons to support this zone change.
If the center is to redevelop and complete a facade and site renovation to become an eye catching asset
to the community, economically speaking there must be relief to some of the current ordinances. If the site
is asked to meet all of the standards as currently written it will remain in its current state until the economic
situation improves.
A general statement regarding proposed drainage control: The site is currently development and this proposal
will not alter those drainage patterns or amount of runoff.
(Please note that a "complete site plan" must be submitted to Development Services for a formal
review after the "conceptual" plan has been approved by the P82 and City Council prior to the
Issuance of a building permit)
