SUBJECT: LAS PALOMAS (PP) - Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Monday,
December 19, 10:00 a.m., your project will be placed on the next available Planning and
Zoning Commission meeting scheduled for January 19, 2006, 7:00 p.m. in the City Hall
Council Chambers, 1101 Texas Avenue.
Two (2) 24" x 36" copies of the revised preliminary plat;
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed, your project will be pulled from the scheduled
Planning & Zoning Commission agenda. Your project may be placed on a future agenda
once all the revisions have been made and the appropriate fees paid. If you have any

PLANNING
Please include the FEMA flood panel number in the statement addressing floodplain
�,/ and floodway.
V1 Please make a note stating the proposed land uses on the plat.
• Please label Cain Road and identify the right-of-way.
Please be aware that there should be a 235' separation between adjacent driveways,
specifically between Cain Road and Paloma Ridge Drive along Jones Butler Road.
In addition, Jones Butler Rd. and Paloma Ridge Drive should intersect at a 90°
/ angle.
'8: Please better illustrate the topographic contours. We were only able to identify two
contour lines.
6". Please remove the building lines on the plat and make a note stating the structures
will be built according the setbacks required in the Unified Development Ordinance.

ENGINEERING
1. (8" Fire Line)A backflow preventer must be installed per TCEQ 290.
2. (8" Fire Line) Fire flow test and report must be performed and submitted.
3. (8" Fire Line) A signed agreement with Edsel Jones must be submitted stating
that Edsel Jones is allowing this development to tap onto this line for the use of
fire flow coverage forever.
4. (8" Fire Line)A maintenance agreement must be created stating that the HOA for
this development will own and maintain this 8" fire line.
5. (8" Sanitary Sewer Line) Providing this development with public sanitary sewer
service is the developer's responsibility.
6. The above items must be accomplished prior to this development being final
platted.
7. FYI — Lot 6 does not appear to have a domestic water service lead.
8. FYI — Drainage will likely need to be accommodated by means of underground
storm sewer due to the lot size and ROW dedication classification.

4; A 16' PUE is required along the entire length of Paloma Ridge Drive.
A 10' PUE will be required along each interior lot line that does not have a PUE
already shown, centered with 5' on each side of the lot line.
3. There is existing electrical service crossing the property. If the developer wants
this line relocated, he will need to contact BTU Line Design at 821-5770 to begin
the relocation process. They will be able to determine what (if any) additional
easements will be required as well as the cost of relocation.
4. If the developer wants overhead electrical facilities, he will need to show a note
using the following language granting a "5' wide easement for anchors and guy
wires necessary to help support overhead utility lines. Easement will extend 20'
beyond any utility easement."
5. Please call BTU Line Design at 821-5770 at least 90 days before power is
needed to begin the process for providing power to the area.
