Box 9960 College Station, Texas 77842 Phone 979.764.3570 / Fax 979.764.3496 MEMORANDUM December 12, 2005 TO: DDH Investments, Inc. via fax 979.690.1041 FROM: Jennifer Reeves, Project Manager SUBJECT: CASTLEROCK (PP) - Preliminary Plat Staff reviewed the above-mentioned preliminary plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, December 19th, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for January 5th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) 24" x 36" copies of the revised preliminary plat; Twelve (12) 11" x 17" copies of the revised preliminary plat; One (1) Mylar original of the revised preliminary plat; and, One (1) copy of the digital file of the preliminary plat on diskette or e-mail to sgriffin@cstx.gov Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Concept plan was approved with the understanding that the park would be dedicated with the initial phase of development. You now show it being included with phase 2. Please adjust accordingly. 2. The proposed bridge is not acceptable as its own phase, as it is being shown in phase 7. Each phase must be able to stand alone to meet ordinance requirements and infrastructure costs should be distributed evenly throughout the subdivision. 3. Please tie plat to city monument or known platted point. 4. A temporary turn around will be required on the western end of the phase 7 bridge. Reviewed by: Jennifer Reeves Date: 12/09/05 ENGINEERING 1. Submit TxDOT permits for street connection to SH40 and utility connection in ROW (4 copies each). 2. Please denote Public Utility Easements, and public and/or private drainage easements on the plat. Public Drainage Easements are required to be constructed or improved to City Standards. 3. Any stormwater discharge across property not under same ownership as that being platted will require a drainage easement. Discharge needs to be to defined drainage channel or stream. 4. Some of the off-site easements are labeled proposed easements, but are shown with associated volume and pages numbers. Are they proposed or existing? 5. What type of easement is the 9.479 acre proposed easement shown surrounding the plat? 6. Ordinance requires 20' PUE along back of lots abutting unplatted property. 7. No comments Reviewed by: Steve Smith Date: 12/8/05 ADDRESSING 1. Rock Springs is a duplicate name (City), please rename. 2. Rocky Cove is a duplicate name (County), please rename. 3. Stonewall Drive is a duplicate (City), please rename. 4. Please reconsider Stone Trail. There are a lot of'Stone' streets in the City of College Station, ie: Stone Chase, Stone Cove, Stone Forest, etc. Reviewed by: Jessica Kramer& Ronnie Horcica Date: 12/8/05 ELECTRICAL 1. Developer installs conduit per city specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser pipe. 4. Developer installs transformer pads, pull boxes, and secondary pedestals per city specs and design (transformer pads, pull boxes, and secondary pedestals provided by the city). 5. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to gmartinezcstx.gov. 6. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 7. Access driveways to SH 40 must meet TxDOT's current "Regulations for Access Driveways to State Highways." Regulations are primarily based on posted speed limits and distances between proposed & adjacent access points. Where posted speed limits are 50 MPH or more the required spacing between access points is 425'. Where driveway spacing is insufficient joint access will be required or access to an internal street.
