SUBJECT: INDIAN LAKES PH.9 (PP) - Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Monday,
December 19, 10:00 a.m., your project will be placed on the next available Planning and
Zoning Commission meeting scheduled for January 5, 2005, at 7:00 p.m. in the City Hall
Council Chambers, 1101 Texas Avenue.
Two (2) 24" x 36" copies of the revised preliminary plat;
Twelve (12) 11" x 17" copies of the revised preliminary plat;
One (1) Mylar original of the revised preliminary plat; and,
One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to sgriffin@cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed, your project will be pulled from the scheduled
Planning & Zoning Commission agenda. Your project may be placed on a future agenda
once all the revisions have been made and the appropriate fees paid. If you have any

PLANNING
1. FYI - In response to your variance request letter submitted to the City, we do not
have setback requirements in the ETJ, therefore, we will not require variances for the
side lot setbacks. Our utility easement requirement is to the front or rear of the lot,
thus we will not require a variance to the side lot utility easement. Please be aware
that the City's process for requesting variances is separate from that of the County.

ENGINEERING
1. PUEs for the proposed off-site force main will be required with the Final Plat.
2. Oversize participation will have to be approved by City Council before
construction begins.
3. Designate the Utility Easement in the Private Drive as Public.
4. Designate the Private Drive as a Street, and provide names for the Private
Street(s).
5. Please locate the sanitary sewer lines out from under the pavement where
possible.
6. It appears that manholes are being proposed in the force main. Please
clarify.
7. The utility layout is being considered as a schematic. Utilities shall meet BCS
Unified design guidelines with the Final Plat.

1. It is my understanding that you are currently working with College Station Utilities on
issues related to sanitary sewer service. These issues must be resolved before this
plat can move forward as submitted.
