SCOTT LEAGUE, IN BRAZOS COUNTY, TEXAS, SAME BEING A PORTION OF THE 74 ACRE TRACT OF LAND CONVEYED TO THE STATE OF TEXAS BY DEED EXECUTED AND FILED FOR RECORD ON OCTOBER 21, 1913, IN VOLUME 42, PAGE 684 OF THE PUBLIC RECORDS OF BRAZOS COUNTY, TEXAS, A PORTION OF THE 838 ACRE TRACT OF LAND CONVEYED TO THE AGRICULTURAL AND MECHANICAL COLLEGE OF TEXAS BY DEED EXECUTED ON JUNE 21, 1871, AND FILED FOR RECORD ON JUNE 28TH, 1871, IN VOLUME M, PAGE 142 OF THE PUBLIC RECORDS OF BRAZOS COUNTY, TEXAS, AND A PORTION OF THE FINFEATHER ROAD RIGHT-OF-WAY EASEMENT CONVEYED TO THE COUNTY OF BRAZOS AND ITS ASSIGNS BY DEED EXECUTED ON JULY 26, 1966, AND FILED FOR RECORD ON AUGUST 10, 1966 IN VOLUME 257, PAGE 311 OF THE PUBLIC RECORDS OF BRAZOS COUNTY, TEXAS, SAID 2.386 ACRES OF LAND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS AND AS SHOWN ON THE ATTACHED SKETCH: COMMENCING at a 1/2 inch iron rod found in the southeasterly line of the Zeno Phillips League and the northwesterly line of the J.E. Scott League, same being in the northwesterly line of said 74 acre tract and at the southwest corner of Villawest Section Two; THENCE, North 41°17 '33" East, a distance of 1328.55 feet, along the northwesterly line of said 74 acre tract and the southeasterly line of said Villawest Section 2 and the southeasterly line of Villawest Section 1, recorded in Volume 370, Page 849 of the Public Records of Brazos County, Texas, to a calculated point in the southeasterly line of Lot 1, Block 4 of Villawest Section 1, same being at the most westerly corner of said Finfeather Road Right- of-Way Easement; THENCE, South 40°20'01" East, with the southwesterly line of said Finfeather Road Right-of-Way Easement, crossing said 74 acre tract, a distance of 1782.71 feet, to the Point of Beginning, and the most westerly corner of the herein described tract of land; 1) THENCE, North 49°39'59" East, a distance of 75.00 feet, crossing said Finfeather Road Right-of-Way Easement, to a calculated point in the common line of the Southern Pacific Railroad (100' R.O.W. ) and said Finfeather Road Right- of-Way Easement; 2) THENCE, South 40°20'01" East, with the northeasterly line of said Finfeather Road Right-of-Way Easement and the southwesterly line of said Southern Pacific Railroad Right-of-Way, at a distance of 271.40 feet, passing an interior corner said 838 acre tract, same being a calculated point in the southeasterly line of said 74 acre tract, in all, a total distance of 1376.22 feet to a calculated point at the most easterly corner of said Finfeather Road Right-of-Way Easement; 3) THENCE, South 35°44 ' 45" West, with the southeasterly line of Finfeather Road Right-of-Way Easement, a distance of 77 .27 feet, leaving the southwesterly right-of-way line of said Southern Pacific Railroad Right-of-Way, to a calculated point for the most southerly corner of said Finfeather Road Right-of- Way Easement and the most southerly corner of the herein described tract of land, same being North 37°20'16" East, a distance of 2534.48 feet, from a concrete monument with brass disc found (TAMU Control Point BN69) ; Page 1 of 5 S:\Projects\43102 F&B Road Reconst\ESMTRELEASE.doc 4) THENCE, North 40°20'01" West, with the southwesterly line of said Finfeather Road Right-of-Way Easement, passing at a distance of 1112 .47 feet, a calculated point in the southeasterly line of said 74 acre tract, same being in a northwesterly line of said 838 acre tract, in all, a total distance of 1394 .81 feet to the Point of Beginning and containing an area of 2.386 acres of land, more or less. I hereby declare that this survey was made on the ground, under my supervision, and that it substantially complies with the current Texas Society of Professional Surveyors standards.
