The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) 11x17 grading and erosion control plan One (1) revised site and landscaping plan. Easement Dedication Sheet and required documents. Please note that the Easement Dedication Sheet and the necessary documents are required prior to the issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Please note how the 'electrical pad' is to be screened. 3. Please re-orient the building setbacks. The front of the lot is that with frontage on the �� greater street as determined by the Thoroughfare Plan (SH6). 4. Please remove all signs from the site plan or add a note that signs will be reviewed and c34 permitted separately. The signs shown have not been reviewed for compliance. Liberty Subdivision is considered one building plot for the purposes of signage. 5. Please correct the phase line. The phases are reversed at the northern and southern ends of the property. 6. Please remove the 'Prop. Property Line (future).' All setbacks should be measured from the current property line. 7. The site area shown for Phase 1 on the application and on the site plan has not been used in the landscape calculations. Please revise. 2. I am attaching the approved plant list to this memo. Please use only approved plants or provide hardiness and dimensional information and a photograph of the plant for approval. 3. Please note on the plan that the minimum caliper for a non-canopy tree is 1.25" for a SINGLE cane. 4. Please show all of phase one on the landscape plan to ensure that the plant material is evenly distributed throughout the site. 5. The correct number of streetscape trees required for SH6 is 16. 6. Please show how parking is screened from R.O.W. Dwarf species may not be used for screening, as plants must be a minimum of 3' high for parking screening. 50% of plants used for screening must be evergreen. 7. Please provide the correct number of streetscape trees (as indicated on the plan) within 50 feet of the street for which they are required. 8. Please provide an irrigation plan or provide a note detailing how the requirement will be met prior to a Certificate of Occupancy being issued. 9. Please indicate all areas to be sodded/seeded. Please be aware that a Certificate of Occupancy will not be issued until all grass/groundcover is fully established. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled"on your plans.Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. Please indicate how the 'Building Mass & Design' requirements, Section 7.9, are being met on all facades. If wall plane projections are being used to meet the requirements, they must be a minimum of 4' deep. Reviewed by: Jennifer Prochazka Date: December 5, 2005 ENGINEERING 1. Design the water line from the proposed 6" main to the meters as a long side service. 2. Please put all meters in PUE. 3. Provide water and sewer demands. 4. Provide meter sizes. 5. Private sewer shall meet plumbing code. 6. Provide temporary blanket and/or PUE dedication documents. 7. The storm sewer pipe in Southwest Parkway belongs to TxDOT. Submit TxDOT Utility permit (5 copies). 8. Add trickle channel to flow paths in detention pond. 9. The proposed public sewer extension is not acceptable since there is nothing that requires the cover to remain in place. Please make the sewer extension private. Reviewed by: Carol Cotter Date: November 30, 2005 FIRE 1. Marking of Fire Lanes as by City of College Station. 2. Fire Flow calculations for hydrant given to City of College Station Engineering. 3. Install a Knox Box for entry into the building by firefighters. 4. Fire hydrant(s) must be serviceable, accepted by the City Engineer and accessible during all phases of combustible construction on the project. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city). 5. Developer provides temporary blanket easement for construction purposes. 6. Developer provides easements for electric infrastructure as installed for electric lines 7. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394.
