SUBJECT: ELMS ORTHODONTICS (SP)- Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:
One (1) revised site and landscaping plan.
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are required
prior to the issuance of a building permit. If there are comments that you are not addressing
with the revised site plan, please attach a letter explaining the details. If you have any
questions or need additional information, please call me or Josh Norton at 979.764.3570.

SUBJECT: ELMS ORTHODONTICS (SP)- Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. The next submittal
will be the third and final review by staff for this round of reviews. If all items have not
been addressed on the next submittal, another $200 processing fee will need to be
submitted for the subsequent set of three (3) reviews. Please address the comments
and submit the following information for further staff review:
Six (6) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached (please
submit additional copies to be stamped for your records).
Two (2) revised site plans
One (1) landscaping plan
One (1) 11x17 grading and erosion control plan
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional
information, please call me or Josh Norton at 764-3570.

PLANNING
(� laq 1. Please provide elevations, material list for facades and screening, and color samples to
show that the Non-Residential Architectural Standards (section 7.9 of the UDO) have been
met.
2. Please use a standard engineering scale.
3. Please provide all City setbacks, as required by the UDO, on the site plan.
4. Please dimension distances to all existing driveways from proposed driveways.
5. Max turn around is 4'. ( west end of parking aisle currently shown at 5')
6. Curb detail must show rebar placement. Curb must be monolithic. p Nz-+M-e'va-
7. Please show the location of the transformer and any ground level mechanical equipment.
8. A facility capable of storing a minimum of four bicycles is required. Please show location on
site plan.
9. The fire lane shown on the plan is required.

LANDSCAPING/STREETSCAPING/BUFFER
1. Please use the same site layout as shown on the site plan that was submitted for review.
2. Please check the total frontage used to determine streetscape requirements. Make sure
that all sides of the property adjacent to public right-of-way are included.
3. Please identify the symbol used for each plant.
4. The point calculation for the Compact Nandina is incorrect. Please revise.
5. Parking screening is required from the public right-of-way (this includes the front and sides
of all parking spaces visible from right-of-way). Please indicate how this is to be
accomplished.
6. Dwarf species may not be used for screening.
7. The 'Dwarf Hamlin' is not an approved species of shrub.
8. Please note that ground cover must be fully established prior to a Certificate of Occupancy
being issued on the project.

ENGINEERING
1. Label slope of sanitary sewer service. Plumbing code requires a minimum of 1% for a
6" service line.
2. A drop connection in accordance with TCEQ Ch.317.2 may be required if the service tie
into the manhole is not close to the flow line. Provide flow line data.
3. Indicate that fire hydrant is proposed and not existing. Reference or provide standard
detail for its construction.

4. Label domestic and irrigation meter sizes. Please design meters off a single tap.
5. Label domestic water service line material type (Type K Copper).
6. Submit fire flow report.
7. Submit drainage report.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer pours transformer pad(s) per city specs and design.
3. Developer installs pull boxes as per city specs and design.(pull boxes provided by the
city).
4. Developer provides digital AutoCAD 2000 version of plat and/or site plan email to
gmartinezCa�cstx.gov
5. Developer provides load data for project.
6. Developer provides temporary blanket easement for construction purposes.
7. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed
as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.

PLANNING/ENGINEERING
1. Thank you for the additional information on the curb detail. Please also add the size
of rebar and pavement thickness.
2. Drainage Report: Please submit the information needed to verify that the existing
underground storm sewer infrastructure that this project is utilizing is properly
oversized to accommodate this project.
3. Drainage Report: I will send TxDOT a brief description of the project to verify that
they do not need any additional information.
