The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) complete set of revised civil construction documents for the proposed development with the revised site and landscaping plans attached. Please note that the necessary documents are required prior to the issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Provide keymap. 2. Provide address of existing store as a location reference. 3. Provide total site area on sheet C-1. We were unable to locate it. 4. Provide zoning for adjacent parcels. 5. Show setbacks. 6. Floodplain notation should include whether or not there is floodplain on the property based on the FEMA/FIRM panel. 7. Correctly label easements. The 60 foot easement is a Utility, Access and Drainage easement. There also appears to be a 10 foot easement on the northeast side of the property that is not identified on the site plan. 8. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. Reviewed by: Lindsay Boyer Date: November 10, 2005 LANDSCAPING/STREETSCAPI NG/BUFFER 1. The minimum point requirements for any site is 800 points not 500 points (UDO, Section 7.5.C). Please provide landscaping accordingly. 2. An irrigation plan must be reviewed prior to the issuance of a Certificate of Occupancy. 3. Provide note: Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 4. Provide note: All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. Reviewed by: Lindsay Boyer Date: November 10, 2005 ENGINEERING 1. Show location of existing sanitary sewer and manhole on Site Plan. 2. Private storm sewer cannot be located within a PUE. 3. Provide detail of swale. 4. Provide Erosion Control Plan and Grading Plan as part of Development permit. 5. Certify that there is capacity in the existing 36" storm sewer. 6. Please be aware that you are limited to the 10-yr storm for discharge into the existing storm sewer. 7. Note 5 under Street and Bridge Notes refers to Grading Plan Sheet C6 which was not submitted. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. Page 2 of 3 8. Verify Contact Person under Storm Water. The City does not have a Jeffery Spencer employed. Did you mean Jeffery Speed? 9. Your notes refer to documents that have been changed. Construction needs to be in accordance with "BCS Unified Design Guidelines, Details and Technical Specifications for Water, Sewer and Streets", and the "Drainage Policy and Design Standards". There is an existing sanitary sewer line that extends from Texas Avenue (behind Discount Tire) to a manhole located on the southwest corner of the proposed parking lot. This line and manhole need to be shown on the Site Plan and conflicts with the proposed storm sewer addressed. 2. The discharge from the detention pond is limited to pre-development discharge rates up to the 10-year storm event. You need to design the detention pond large enough that it will hold necessary volume required to restrict flow to the 10-year event for all design storms including the 25-year. Emergency overflow allowed for 50- and 100- year storms, but need to show where this flows and how it ends up in storm system. 3. Provide detention pond routing to show that discharge is limited to 2-, 5- and 10-year storm events. 4. Please see Drainage Policy and Design Standards manual for required design of low flow gutter concrete trickle channel. 5. Catch Basins 1 and 2 described in Storm Sewer Notes are the reverse of the those shown in the Plan View. The catch basin located over the existing 36" storm sewer should be a junction box. Use City of College Station Standard Detail. 6. The irrigation line is a private service and cannot be located within a PUE.
