TRACT 1 fj METES AND BOUNDS DESCRIPTION OF A 16.29 ACRES TRACT AUGUSTUS BABILLE SURVEY,A-75 BRAZOS COUNTY, TEXAS Being a tract of land containing 16.29 acres, out of the Augustus Babille Survey, A-75, also being part of a called 55.9714 acre tract owned by M. Mitchell Harper as recorded in Volume 6167, Page 175 of the Brazos County Official Records (B.C.O.R.), the 16.29 acre tract being more particularly described as follows, with all control referred to the 1983 Texas State Plane Coordinate System, Lambert Projection, Central Zone: BEGINNING at a 5/8" iron rod found for the southeast corner of the said called 55.9714 acre Harper tract, also being a point along the west right-of-way line of Arrington Road, a 50' right- of-way, also being the northeast corner of the Wellborn Special Utility District tract of land as recorded in Volume 3989, Page 130 of the B.C.O.R., having a Texas State Plane Coordinate Value of X= 3,578,858.35(E), Y= 10,186,764.87 (N); THENCE along the common line between this tract and the said Wellborn Special Utility District tract, South 86°48'51" West, a distance of 332.70 feet to a 5/8" iron rod found for the southwest corner of this tract, also being the southwest corner of the said called 55.9714 acre Harper tract, also being the northwest corner of the said Wellborn Special Utility District tract, also being a point along the northeast boundary line of the Norma Hagler tract of land as recorded in Volume 265, Page 539 of the Brazos County Deed Records (B.C.D.R.); THENCE along the common line between this tract and the said Hagler tract,North 48°39'08" West, a distance of 1,252.34 feet to a 5/8" iron rod set for the west corner of this tract, also being a point along the said northeast boundary line of the Hagler tract, also being the south corner of the remainder of the said called 55.9714 acre Harper tract; THENCE severing the said called 55.9714 acre Harper tract, along the common line between this tract and the said remainder of the Harper tract the following calls and distances: North 41°20'52" East, a distance of 263.97 feet to a 5/8" iron rod set for corner; South 78°00'19" East, a distance of 146.64 feet to a 5/8" iron rod set for corner; South 84°08'14" East, a distance of 326.99 feet to a 5/8" iron rod set for corner; South 66°50'29" East, a distance of 292.09 feet to a 5/8" iron rod set for corner; South 47°01'45" East, a distance of 263.13 feet to a 5/8" iron rod set for corner; South 32°40'01" East, a distance of 178.28 feet to a 5/8" iron rod set for corner; North 86°56'23" East, a distance of 48.01 feet to a 5/8" iron rod set for the east corner of this tract, also being the south corner of the said remainder of the Harper tract, also being a point along the said west right-of-way of Arrington Road; THENCE along the said west right-of-way of Arrington Road, South 2°44'17" East, a distance of 501.95 feet to the PLACE OF BEGINNING containing 16.29 acres.
