SUBJECT: RAISING CANE'S (SP) - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:
Two (2) revised site plans
One (1) revised andscaping plan
One (1) 11x17 grading and erosion control plan
Easement Dedication Sheet and required documents (please allow 4 weeks to
process).
Please note that the Easement Dedication Sheet and the necessary documents are required
prior to the issuance of a building permit. If there are comments that you are not addressing
with the revised site plan, please attach a letter explaining the details. If you have any
questions or need additional information, please call me at 979.764.3570.

The following comments do not constitute a full site plan review due to an incomplete
submittal. (None of the following information was submitted: utility, easement, water &
sewer demands, topo, grading and water courses)
PLANNING
1. Provide a general note that all roof and ground-mounted mechanical equipment shall be
screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above
grade. Such screening shall be coordinated with the building architecture and scale to
maintain a unified appearance.
2. Please provide the subject properties legal description and total site area, per the site plan
check list.
3. Please provide current zoning of the subject property and abutting parcels.
4. Please show building setback lines on the site plan, per Article 5 of the Unified Development
Ordinance (UDO).
5. Please note on the site plan weather or not the subject property is located within a 100 year
flood plain or not referencing a FEMA panel.
6. Please provide the distance separation of the existing driveways of the adjacent properties.
7. Please provide curb and pavement details.
8. Please provide a parking legend with proposed and required parking tabulated.
9. Please show all easements proposed and existing on the site plan.
10. Please provide a detail of the dumpster enclosure. Bollards are required to have a 12-foot
separation.
11. Please show all proposed and existing utilities.
12. Please provide meter locations, existing and proposed.
13. Please provide water and sanitary sewer legend including: minimum and maximum water
demands, average water demands in gallons per minute and maximum sewer loadings in
gallons per day.
14. Will there be any utilities in the TxDOT R.O.W.
15. Will the building be sprinkled?
LANDSCAPING/STREETSCAPING/BUFFER
16. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the
parking lot setback, rights-of-way, and adjacent property disturbed during construction.
17. The landscaping plan needs to be on 24"x36" and drawn at an engineering scale, as
discussed in the 10/3/05 Pre-application Conference and per site plan check list.
18. Please include streetscape calculations in the landscape legend.
19. To receive ten points for a shrub they must be a minimum 5 gallon shrub. Currently the
landscape legend is reflecting all three gallon shrubs accumulating ten points a piece.
Please adjust accordingly.
20. An irrigation plan is required to be reviewed and approved prior to C.O. All plantings must
be irrigated.
21 Signs are permitted separately.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not been pointed out
to the City,will constitute a completely new review.

ENGINEERING

FIRE
1. Check fire flow for the hydrant for the building.
2. Fire lane will not need to be shown on site plan, it can meet the distance requirements
from the frontage road.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Drawings for conduit installation will be provided by the city.
3. Developer provides 30' of rigid or IMC conduit for riser poles.
4. Developer pours transformer pad(s) per city specs and design.
5. Developer installs pull boxes as per city specs and design.(pull boxes provided by the
city).
6. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to
sweido@cstx.gov.
7. Developer provides load data for project.
8. Developer provides temporary blanket easement for construction purposes.
9. Developer provides easements for electric infrastructure as installed for electric lines.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed
as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.

Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. The next submittal will be the third
and final review by staff for this round of reviews. If all items have not been addressed on the
next submittal, another $200 processing fee will need to be submitted for the subsequent set of
three (3) reviews. Please address the comments and submit the following information for
further staff review:
One (1) revised site and landscaping plan
Easement Dedication Sheet and required documents (please allow 4 weeks to
process).
If there are comments that you are not addressing with the revised site plan, please attach a

PLANNING
1. The proposed curbing is required to have#4 rebar.
2. The parking tabulation needs to reflect the total square footage (3,530).
3. Please be aware of Section 7.9 Non-Residential Architectural Standards (NRA); these
requirements will need to be submitted, reviewed and approved prior to the issuance of a
building permit.
4. As previously stated on the first round of comments: A blanket easement is required for this
property for construction purposes prior to the issuance of a building permit.

ENGINEERING
1. Depict water service line material type.
2. Does this development intend on using the existing water and sanitary sewer service lines?
If so, please note.
3. Does this development intend on a new tap on the water and sanitary sewer mains? If so
TxDOT permit may be required.
4. If the development intends on running new water and sanitary sewer service lines:
a. Depict sanitary sewer service line material type (SDR26-ASTM D3034) and slope of
line (1%).
b. Sanitary sewer service lines require a clean out every 150 ft.
c. Depict water service lines material type (Type K Copper).
5. Depict domestic water meter and backflow preventer.
6. Depict irrigation meter and back flow preventer.
7. Provide fire flow report.
8. Will the concrete apron within TxDOT ROW be reconstructed?
9. Please provide building type, per the building code.

Staff reviewed the above-mentioned site plan as requested. Please submit the following

Six (6) complete sets of construction documents for the proposed development
with the revised site and landscaping plans attached

One (1) landscaping plan
One (1) 11x17 grading and erosion control plan
Please be aware that a building permit cannot be issued until the Non- Residential Architectural
Standards have been reviewed and approved. If you have any questions or need additional
