PREAPPLICATION CONFERENCE
The purpose of a preapplication conference is to meet the City staff that will be involved with
your development and identify general issues that need further analysis. Along with the
discussion of these major issues, staff will talk about the development process, distribute
necessary information and discuss what permits will be required for your particular
development. This meeting is in no way a complete review of your project. Staff will perform a
formal thorough review once the minimum requirements are submitted for your particular
development.

• Zoned C-1 General Commercial: Restaurant is a permitted use
• Building setbacks as follows: front-25ft, rear-15ft, side-7.5 ft.
• Building Height Section 7.H. Height - Commercial adjacent to Single
Family has a 1:2 slope Building Setback.
• Buffer: Not required. Section 7.6.B. Applicability2. Exceptions to the
terms of this Section will be made when: The property is zoned NG
and RDD.
• 10-ft parking setback from the ROW when parking is provided in the
front of the building (NRA).
• Parking: Restaurant w/drive thru = 1/100 w/out drive thru 1/65
• Dumpster requires a 12x12 pad and to be screened from all rights of
ways with a screening fence and gates. Opening is required to be a
minimum of 12-ft for sanitation truck access.
• 180-sq.ft end islands are required at the end of every parking row and
a 180 sq. ft. interior island is required for 15 interior parking spaces
provided.
• Landscaping requirements: 30 points for every 1000 sq. ft. of site
area.
• Streetscape requirements: one canopy tree for every 25 linear feet of
frontage planted within the first 50-ft. or two non-canopy trees. An
additional 300 points required for every 50-ft of row frontage and can
be dispersed throughout the site.
