SUBJECT: OFFICE BUILDING FOR TONY JONES (SP)- Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments
and submit the following information:
One (1) completed site plan checklist
Eleven (11) folded copies of the revised site plan and
One (1) landscaping plan.
If there are comments that you are not addressing with the revised site plan, please attach a
letter explaining the details. If you have any questions or need additional information, please

STAFF REVIEW COMMENTS NO. 1
Project: OFFICE BUILDING FOR TONY JONES (SP)—05-00500179
This submittal is incomplete. Because of ownership, infrastructure, and utility issues, this
property as shown must be platted, or a proposed final plat/replat filed with the City, prior to
further review of this site plan.
The following are items are not intended to represent a full review, but are offered to
assist in the submittal of a more complete application.
PLANNING
1. Please include the architect or engineer's information on the site plan.
2. Please update the date of submittal shown on the site plan.
3. Please include the total site area on the site plan.
4. Please show the ownership and current zoning of all abutting parcels and zoning of subject
tract on the site plan.
5. If the tract is platted as proposed, the rear setback will be measured from the 87-ft. property
line.
6. Please identify the right-of-way width for Sebesta Road.
7. Please identify all distances to opposite and adjacent driveway.
9. Please provide a turnaround area for the parking spaces closest to the building. Our
transportation planner and traffic engineer have looked at the parking lot and agree that for
a commercial site such as this, adequate backing maneuvering space has not been
provided. The turnaround is still required.
10. Except for the accessibility aisle, the perimeter of all paved areas must be curbed.
11. Bicycle parking is a requirement.
12. All existing and proposed easements need to be shown on the site plan.
13. The utility mains and their sizes should be identified on the site plan.
14. No fire lane should be needed since all parts of the structure will be within 150 feet of the
right-of-way.
15. Landscaping points are calculated from the whole site area. What is shown on the
landscape legend is not correct.
16. Streetscape calculations (points and canopy trees) are based upon the linear feet of
frontage on Sebesta Road minus the driveway and site triangle. Please correct all
streetscaping calculations.
17. Landscaping around the parking will have to be denser to provide adequate screening from
the right-of-way.
18. How will solid waste be handled for this site?
19. Provide a general note that all roof and ground-mounted mechanical equipment shall be
screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above
grade. Such screening shall be coordinated with the building architecture and scale to
maintain a unified appearance.

ENGINEERING
1. This site as shown is not eligible for an aerobic system. It is a county requirement that
any site proposing an aerobic system must be at least 1 acre in size.
2. Any property less than one acre being platted within the city limits must have public
sanitary sewer.
3. Label size and material type for the proposed water service line.
4. Label meter size on site plan, an easement will need to be dedicated for the meters.
5. Please provide detail of the proposed water demands. 32 gallons/minute would require
a 1" meter. A 1" meter seems too large for this size development. A .75" meter would
be required for a max. flowrate up to 25 gpm.
6. A fire hydrant will be required for this site.
7. A 6" water main should be extended across Sebesta Rd to the proposed entrance of this
development. The water meters may also be run off this 6" main. Any portion of the
main or hydrant encroaching on the property will require an easement. One easement
may be dedicated to take care of the main, hydrant, and water meters.
8. Provide fire flow report.
9. The drainage report will be reviewed once the platting/site issues are resolved.
10. Please provide the proposed building type.
11. Please provide grading and erosion control plan.
12. Please provide Bryan-College Station standard detail for water, streets, sidewalk,
curbing, etc. This information can be obtained from the CoCS website.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Drawings for conduit installation will be provided by the city.
3. Developer provides 30' of rigid or IMC conduit for riser poles.
4. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to
gmartinez@cstx.gov.
5. Developer provides load data for project.
6. Developer provides easements for electric infrastructure as installed for electric lines.

PLANNING
1. Please label the site plan as Phase II of Legacy Construction Office Building as indicated on
the first phase site plan. Also, please rename the Total Site Area as the Total Site Area for
Phase II.
2. Please provide the architect or Berry Engineering's contact information.
3. Please label the 87' property line as a phase line.
4. Please add the 15' rear setback line along the 87' phase line.
5. Please dimension the parking spaces.
6. Please remove `proposed' from the 10' PUE and include the volume and page number once
the replat is filed.
7. Please curb the edge of pavement between the handicap accessible area and the bicycle
rack.
8. No landscaping comments.
9. (Repeat Comment) Please provide written certification from the Brazos County Health
Department approving the use of an aerobic system for this lot and for the future office
building as seen on the site plan. The previous letter from the health department can not be
accepted because the letter needs to be specific to the property as well as the existing and
proposed structures on the property. This requirement was expressed at the November 15,
2005 Facilitation Meeting.
