Re: The Estates of Royder Ridge Preliminary Plat
Dear Natalie;
In response to the comments by the staff review of the preliminary plat of the
Estate of Royder Ridge, we have made the following revisions to the plat;
1. We have inserted a submission date in the title block and dates of revisions.
2. We have noted a bearing and distance to the primary control point used on this
plat.
3. We have shown frontage distances on Lots 9 and 11 in Block 1.
4. We have increased the radius on Ledgestone to 200' at the centerline. This
caused a shift in Lots 4 through 9 in Block 2 and changes in the sizes of Lots 3
and 10 to make all lots comply with the Health Department requirement of a
minimum of one acre.
5. A drainage study of Peach Creek has been completed and a report has been
delivered to Spencer Thompson.

Re: Estates of Royder Ridge Preliminary Plat
Dear Molly;
I am enclosing a copy of the letter from Richard Vance, the Brazos County Engineer,
stating that the Brazos County Commissioners Court has approved the preliminary plat of
the Estates of Royder Ridge.
I am also requesting a variance to the minimum lot width of Lot 10 in Block 1 which
shows a frontage distance of 58.3 feet on the cul-de-sac. This lot is presently greater than
the one acre minimum required by the Brazos County Health Department for rural lots
with onsite sewer treatment as are the lots on each side. Increasing the frontage to 100'
would cause problems with the adjoining lots.

Royder Ridge
Please reconsider my request for approval of the plat for Royder Ridge. The denial of the plat
due to lots facing Greens Prairie Trail caught me by surprise. Below are several points I would
like to respectfully ask for you to consider:
• Greens Prairie Trail is not Greens Prairie Road. It wasri t even paved
until 5 years ago. Last Brazos Coun daily traffic count was 363.1
• There are currently 18 residential lots/ houses that have driveway access
to Greens Prairie within 1/2 mile radius of this project. (See B attached).
• Greens Prairie Trail goes from the end of Greens Prairie Road and comes
out on Wellborn Rd. appox. 1 mile south of Wellborn, TX. (See B ).
• For Woodlake commuters to A&M (or B-CS) it is 1.2 miles to downtown
Wellborn; it is 2.4 miles to get to same point if you go down Greens
Prairie Trail. (See B )
• Primarily, the only reason you would go down Greens Prairie Trail is if
you were going to or from Millican. (See B).
• Nearest maximum speed limit posted on Greens Prairie is 45 MPH.
• Future projects (Future High School, Sweetwater Ph 2, Castlegate) will
be served by Highway 40. (See A).
• Aesthetically, nice homes would face Greens Prairie Trail -much better
than looking into someone's back yard with swing sets, storage sheds, 4
wheelers, etc.
