HomeMy WebLinkAboutStaff ReportMEMORANDUM September 29, 2000 TO: Planning and Zoning Commission FROM: Molly Hitchcock SUBJECT: MASTER PRELIMINARY PLAT for THE ESTATES AT ROYDER RIDGE (MPP) Item: Consideration of a master preliminary plat of 37 lots on 45.55 acres at the northwest intersection of Royder Road and Greens Prairie Trail in the ETJ. (00-157) Applicant: Randy French for Stylecraft Builders, Inc. Item Summary: The subject property is located in the College Station ETJ, 0.2 miles east of Wellborn Road at the northwest corner of the intersection of Greens Prairie Trail and Royder Road. Development will occur in two phases. This plat is subject to P&Z review because of the number of lots involved. In regards to the Comprehensive Plan, the property is included on the thoroughfare and land use plans. Greens Prairie Trail is classified as a major collector. The land use is classified as rural density. If the Commission finds that the master preliminary plat complies with all applicable codes, then the plat should be approved according to state statute requirements. Staff reviewed the plat and recommends approval of the plat with the following conditions: 1. That a drainage report be completed for all areas in the master preliminary plat and that the 100-year floodplain is shown on the master preliminary plat and 2. That the width of Lot 10 of Block 1 (58.3 feet) be addressed. According to the Subdivision Regulations, the minimum lot width on an urban rural street is 100 feet. There are two options the Planning and Zoning Commission can consider regarding this lot: 1. Require the 100 feet of frontage or 2. Grant a variance to this requirement.
