The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Wednesday, September 13, 12:00 p.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for September 21, 2000, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Because plats are required by law to be acted upon within a certain amount of time, the date(s) of the subsequent submittals must be accurately depicted on the plat. Please include the original submittal date of 8-24-00 and revision dates on future submittals. 2. Please show primary control points or descriptions and ties to such control point, to which, later, all dimensions, angles, bearings, block numbers, and similar data shall be referred. The plat should be located with respect to a corner of the tract. 3. Please show the frontage distances of Block 1, lots 9 and 11. 4. While staff does not believe the 165' radius in Ledgestone will create a significant safety problem, at this time we could not support a variance to the 200' minimum requirement since we are unable to recognize a hardship. Please demonstrate compliance with the City of College Station Drainage Ordinance. 100-year floodplain boundaries should be modeled and established for this development and placed on the plat. Reviewed by: Spencer Thompson Date: 09/06/00 NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City will constitute a completely new review. Since the frontage of Lot 10 is on a cul-de-sac and the developer is attempting to maintain 1.00-acre lot minimums, a variance will be requested by the engineer. A lot width variance has been granted by the County to their standard of 70 feet. The Planning and Zoning Commission has the authority to grant a variance to the Subdivision Regulations to allow the proposed lot width. A letter from the engineer requesting the variance and a copy of the County's variance will be available at the meeting. Attachments: 1. Area Map 2. Application 3. Copy of Master Preliminary Plat
